hi , i do have a query here regarding succession certificate . I do have my residence in Lucknow city . My parents have passed away and i have no sibling , thus one and only legal heir of the all property . I want to know the procedure of applying for succession certificate(someone told me that court takes 3% of total cost of house as fees). I have already registered my name in Nagar Nigam for the purpose of house tax(will this only suffice if in future i want to dispose my house ? ).

In your case there is no need to take succession certificate. By law of inheritance you become the legal heir automatically. You can dispose of the property as your inherited property.

Being sole legal heir there is supposed to be no bar on you to dispose of the property.
