agricultural land green zone

Hello Sir , I have a green zone land in raigad district , which i want to sell it to 50 people in 2/3 gunthas each.
Please see below points
1) i will not do NA right now
2) i will take money from investors right now and promising them sales agreement will be done once land is done NA after 10-15 years
4) but at the same time i want to make some legal documentation to satisfy investor that there investment will not be cheated.
5) my idea is a honest idea. i don't want to cheat anybody. please suggest/advise me

on what basis you promise that the land will get NA status after 10-15 years?it is better to get na now only or transfer the agricultural land to the purchaser by sale deed.send details.

Reference your reply to below query , i would further like to clear my below
doubts

1) you said below it is better to do na now...- i would like to ask you whether
can i convert by green zone land in to NA land for plotting purpose because some
people told me that it is impossible to convert green zone for plotting purpose

2) you said below to transfer agricultural land to the purchaser by sales deed -
i would like to let you know that my land is a 5 acre piece and i would like to
sell it as 3/4 gunthas to around 50 peoples . how can i make a sales deed for
3/4 gunthas transaction for agricultural plot.
