File eviction proceedings against the tenant for wilful default of payment of rent for more than 6 months after giving notice.

Give notice to your tenant's residence address demanding rent. If he is paying the rent even after the notice. Even if he refuses to receive the notice, File a RCOP case for eviction. The court will order for payment of rent in its interim order. If the tenant fails to pay the rent even after the court order, the court will order for eviction. The eviction order can be executed with court staff and you will get your possession. Consult a lawyer if you want I can suggest lawyers at Delhi.
