breach of agreement

I have paid token amount for purchase of flat and three months is given vide agreement. The seller has demanded part payment within 1 month otherwise he has refused to handover delivery of property. Please advice

Where is the problem? If you pay the part payment then it would be mentioned in a receipt and you will have to pay only the balance amount at the time of registration. However, in terms of the agreement he is not supposed to demand before 1 month though this sort of things have become very common.

terms-conditions mentioned in the agreement should be followed generally but in case if you pay part amount then in future you have to pay balance amount only.such demand is not fair but as you have paid token amount then go ahead with the deal.
