If there is no specific Agreement between you, landlord can not increase rent every month. You can send a Legal notice to the land lord and lodge a complain to the Rent Controller.

Don't pay increased rent.
Chanchal Nag Chowdhury (Expert) 23 October 2011
Rent laws are local laws. It will depend on the State U R in. However, I do not know of any rent law in India which permits a landlord to increase the rents every month.
Make an application for fixation of fair rents before the Rent Controller of your locality.

Form which state do you hail ?
In West Bengal the tenant can apply before the Rent Controller for fixation of air rent if the rent demanded by the landlord is too much or exorbitant.
prabhakar singh (Expert) 24 October 2011
Increasing rent by land lords every month is not provided in any law any where. You should desist to pay.

you have not stated about your agreement and if your tenancy is regulated by any rent control Act?,if yes!then of which state?
these are always relevant think to speak about.
R.venkatesh Naidu (Expert) 25 October 2011
formally it is illegal. but if you have made any agreement with the landlord?
if any condition showed about the rent increasing? if it is nothing you can protest against the landlord.
RAJU O.F., (Expert) 25 October 2011
It depends upon your rent agreement executed between you and the landlord. If you have already agreed to increase rent every month by certain percentage or by any other means it would be valid. I know for some shops in Chennai, rent is paid every day. If you feel the increase of rent is unfair terminate the tenancy after giving due notice.
