It does not appears to be a sale deed, it appears that vendor is actually a sub-lessee and is into subleasing the property again to you?, consult a local lawyer and proceed.

Dear sir, Jaipur Development Authority gave the lease of 99 years to Army Welfare housing organization. AWHO constructed flats on this land. Flats were allotted to AWHO applicants... Army personal only.
Now AWHO is transferring or selling that to allottees. In this case First party or lessee is AWHO and Second Party or Sub-lessee is allottee. If the second party is more then one (joint registration) , then what this sublessee be denoted... As the second party is not singular. Do we denote this as '' sublesse (s).
Raj Kumar Makkad (Expert) 24 August 2014
Definitely the word 'sub-lesses' is the proper word in the given situation.
T. Kalaiselvan, Advocate (Expert) 25 August 2014
The AWHO is not a owner, it can remain as lessee for 99 years hence any subsequent selling cannot be treated as sale of property, it will again be treated as sub-lease only. therefore it can be mentioned as sub-lessee.

absolutely right advise by T.K.Sir. I agree with expert.
