power of attorney

there is a flat purchased by husband and wife on loan. husband has given a general a power of attorney to wife for handling all documentry work like to be present before registrar, to take loan and repay on his behalf.
husband is working in dubai. now the problem is the power of attorney which was given by the husband to his wife is not having his photo and thumb impression and the stamp duty was paid of Rs. 100/- and was duly notarised.
now the husband is in dubai. what is the procedure if i make a new power of attorny and send it for signature to the husband in dubai or can i make a new power of attorney and register on the basis of old one.
plz help me out my friends

the husband itself can send a power of attorney from Dubai attested by the notary there or the local advocate there and registered from there

if a send a power of attorney without the signature of the wife from here can he sign there before the concerned auhtority and can it be registered here.

The procedure is different for POA executed in a country outside India.
Some local formalities needs to be done before making it adjudicated in India.
You better consult a local lawyer and after its execution get in touch with any Indian Lawyer to complete the job.

You need to get the power of attorney registered to make the sale valid. otherwise sale will not be complete

1. Please execute a POA in abroad
2. Get it attested by consulate general of that country
3.Send it to the Agent here in India (wife in this case)
4.After receiving it, wife has to go to District Registrar office and get it adjudicated.
5. While approaching the DR, she must bring photo (2 no's), Id proof, address proof.
6. The agent has to be identified by two witnesses, at the registrar office. They also must bring the photos, id proof, address proof.
7. Please note that POA executed outside India can be adjudicated by District Registrar alone and not by Sub-Registrar.
8. You must give a xerox of POA to DR
9. The POA must be adjudicated within 60 days from the date of receipt by the Agent.
9. To prove the 8 above, the envelope contained the POA must be shown to the DR.
