Hello Sir,
I am planning to purchase a plot which is approved in tamil nadu. and this plot present sale deed is completely ok.
Totally this property as 3 sale deed.
1. 3rd deed-present sale deed is ok.
2. 2nd deed- previous sale deed has a mistake, mentioning of document number of it's parent deed (1st deed) deed is wrong.
so, my present seller has obtained also an affidavit by previous owner .. which is also registred.
can I buy this plot?

Untill the correction is not made, it is dangerous to purchase such property.

If there is any typing mistake, it can be ignored. Please check the availability of the correct number. If can get it.

Dear sir Arunagiri and Makkad,
The plot is in tamil nadu.
The first deed + its certificate copy all matches.. everything and other sale deed, patta are all intact. only looks like typing mistake while entering number like 3495, entered 3795 as registered document numeber in previous sale deed. for which, my present seller obtained an affidavit from previous owner and same is also registered. .

You are advised hereby, the correct procedure if any omminssion or any clerical mistakes in the deed, the same can be rectified through executing ammendment deed.Affidavit is not proper.

thank you sir. But they don't have rectification deed, they have only self affidavit done by previous owner.
The rectification deed they could not do, since the first owner is not traeable.
sir, do you see any legal problem in future when I sell? or for any bank loan for house construction.

If the mistake is typographical and does not involve any transfer of any right, the unregd affidavit is enough.
But I am fearing to opine anything without going thru the documents.

The said error cannot and will not affect the sale in view of the affidavit. Title will surely pass on.
