Purchase of land

sir/madam,
i do want to purchase a land for future construction of house.the land owner has provided me photocopy of title deed(from whom the present owner purchased the land in 2007).he also gave the computerised porcha(the land record in wb),revenue receipt (jan,14) & panchayat tax receipt.the land belongs to BAGAN''category(garden).
i want to know the step by step process to verify the genuinenity of land.how should i proceed?will bagan category hamper the house construction in future?is searching by a lawyer required?
plz advice.

You have to convert the land category from bagan to bastu.
Show all the papers to a lawyer. Without seeing nothing could be advised.
