Construction of unregistered land

The place does not fall under the area in Hyderabad which is registered with GHMC. Like, no one pays property tax here, nor they have any registration of their houses. The sales in real estate here are executed on bond papers.
I bought land here, I just have a bond paper on which the sale is recorded. Now I am planning to contract a multi-storeyed building here, Do I need permission from the GHMC?

Hi,

You have to construct building according to law. So have to get permission of construction of house / building.

Certainly, the property would be lying within some Panchayat/Municipality/Municipal Corporation. You need to take the permission from and also, all the incidental permissions.

You must take permission from the GHMC/HUDA. But you are buying from the owner who has no right as it only bond paper and not a registered document. so consult a local advocate with the material regarding the house (old documents,EC, etc.,).

As a lot of investment is going to be planned by you so better to avail the specialized local lawyer services for this purpose as some local laws are also involved in this process which cannot be told to you by us here without going through the exact location and localized laws.

It is strange, property is transferred without registration. Legally title does not pass without proper registration.

It is doubtful any legal title pass without proper Registration. Whether the seller was also having title on such unregistered document? Your ownership seem to be doubtful. Show all documents to local lawyer.

When you are saying the area in not in GHMC, it is doubtful they would give the permission.

Show all documents to local lawyer and discuss in detail.
