hello sir, i have a pagdi property in mubai since last 60 yrs, that we are planning to rent out in some time soon. can we rent out a pagdi property as we dont have any ownership documents? can the leasee make the rent reciepts in his name after we renting out the property? are there any chances of fraudulent transactions ? what will be tha landlords stake in it?

It is not legal to sub-let the shop without the consent of the landlord.

You can do so only with prior permission in WRITING from your landlord.

1. Landlord and the new lessee will become good friends with new terms and conditions and fix fair rent and jointly oust you from your pagdi shop premises in any case in future! 2. If you want to avoid future problems by them, prepare an Agreement binding yourself, your new lessee and the landlord by joint signatures!!

if you rent out your pagdi shop landlord will immediately file suit for eviction against you . dont do so without landlord consent

It shall be good to take into confidence the landlord and thereafter to change the tenant. Generally in such matters three shares are made and accordingly the transaction is fulfilled/completed.
