Transfer of agriculture land as gift by a sc husband

My husband belongs to schedule caste in Uttar Pradesh. I belong to OBC. We had intercaste arranged marriage in 2007 with willing of both side family members proper hindu vivah in presence of around 100 relatives.
Can my husband transfer the agriculture land that was purchased by him to me as a gift? Is it be permitted?

Searching for registered will

Hi

My father and mother jointly wrote a WILL and I am the sole beneficiary. This was kept as a secret within the family. My father passed away last year and my mother broke out the news (about this WILL) to my sister.

Now, my sister says she wants to see the WILL. As per the WILL, it comes into affect only my mother's demise.

Since I and my mother refused to show the document, she says she will search using my dad's PAN in the sub-registrar office. Is it possible?

Are the properties registered with the sub-registrar linked to one's PAN?

Regarding divorce

My wife used to beat and torment my mother, leading to her suicide on April 26, 2023. I wanted to file an FIR against my wife, but her brother threatened me and my brother, stating that if we proceeded, they would beat my brother and potentially harm him. They visited me at the hospital with their friends. Subsequently, a Panchayat was convened, and it was decided to give her a chance, considering I have a six-month-old baby boy. However, four months later, her cousin called on 1090 and lodged an attempt-to-rape case against my brother and father. It's noteworthy that her cousin lived in their house while my wife was at my house during that time. She later withdrew the complaint through mutual consultation. Consequently, I filed a divorce case against her as I saw no other way to resolve this situation. My child is currently with her, and I am not satisfied with my advocate. Please suggest what steps I should take and what consequences may arise. I am a government servant working in Bengaluru as an AAO in the office of PAG (AUDIT), Bengaluru

Dear Sirs,

My friend who is a trustee was supposed to attend the hearing with the income tax department for the matters related to the 80G application, due to his brother in law sudden death he was not able to attend and he requested me to attend the proceedings. I hold a degree in Bachelor in Commerce. Accordingly, I attended the hearing and explained the situation to the CIT. I was asked by the CIT to submit a POA. Since I am not a Chartered Accountant will a POA in my name be valid?

I appreciate a format for POA would be helpful to submit the same to the Income tax department
Please suggest.

Conditions in gift deed document

Dear Sir, I am a Muslim, aged 69 years old. I have decided to execute a gift Deed of a flat in a registered Society in Mumbai to my Minor Son, aged 10 years old.
The property is self acquired.
1. Can I become the legal guardian to accept and take care of the gift.
2. Can I write following conditions in the gift Deed document.
" (f) The transfer have been made subject to the condition that Donee or Receiver of the gift is liable to take care of his father and mother physically in terms of all kind of expenses, food, medical, travels and accommodation within the same property, staying with him, under the provision of Maintenance and Welfare of Parents and Senior Citizens Protection Act. This gift deed will become null and void If the donee refuses or fails to provide such amenities and physical needs to the donor.
(g) Receiver of gift is not allowed to sell, mortgage, lease, rent or obtain or arrange any nature of loan or advance money without written permission from his father and mother. It will not applied after the death of father and mother. "
Is this acceptable in law and document will not be treated as null and void?
Yours expert opinion will be highly appreciated.

Re: notice received from addl. collector office

Dear Sir,

Agriculture Land was purchased by the 4 persons from agriculturist in the year 2018 vide Sale Deed. Tahsildar has submitted report that the 4 purchasers have not used for non agriculture use within a period of 5 yrs from the date of purchase and for the remaining period . We have received notice under Section 63 of the Maharashtra tenancy and Agricultural Lands Act 1948 that why action should not be taken and are being called for hearing before additional collector office.

Kindly advise how to handle this issue

Pagdi system

My landlord is not accepting rent since last 8 years. Now he is insisting on getting the name transferred from ex tenant to my name, he's asking for hefty transfer fee. Though i am staying in the property for more than 15 years, i had paid the rent from 2007 to 2015. Now a new land has acquired the property from trust through attornment. And has not sent a single letter informing that he has acquired the property. Though the trust is not registered in charity commissioner. He is just forcing to get my house transferred in my name
