Unregistered sale agreement - refund compensation

Namaste

Can you please guide what legal remedies are available if the refund of advance amount paid under sale agreement is delayed beyond the stipulated time as mentioned in the agreement.
This is for a BMRDA project in Bengaluru (Nelamangala)

Also is there eligibility for compensation for delay?

125/(3) crpc

Sir(s) I have filed Crl R C. in HC in the Month of February 2025 which was dismissed as withdrawn with no leave or permission to file again.
Sir(s) the husband had to pay Rs.84000/- as pending arrears during his lifetime but unfortunately because of the illness died in the month of December 2023.
Sir(s) the wife had already filed 125(3) till 30 June 2021 and, the Honorable court attached pension of the husband.
As the husband was postal employee the pension was recovered till his death.
I have filed for recovery of Rs.84000/- in the month of January 2025 which was dismissed by the trial court - Also revision filed in HC was dismissed as withdrawn by HC
Sir(s) please advice how to recover family pension and also the pending arrears of maintenance - as the postal department has stopped the pension.
Also the husband had married three more wife's during the lifetime of the first wife and had nominated the minor daughter of the second wife.
Please give me your valuable guidance for which I would be ever grateful.

Malicious damage to house

My house which was  insured but was damaged by a third party,  I immediately informed  the  Insurer  Home Insurance under  Fire Policy covered Riot, Strike and Malicious Damage  or  external violent means directly caused to the property insured) , therefore UNDER WHICH CONSUMER PROTECTION LAW  can I  raise a claim with my OWN INSURER.

Partition of land by brothers.

Dear Sir,

We 2 brothers partitioned the land of 5 Acres after father demise, initially transferred to my mother name after 1 year partition was also done in Thahsil office with 2 acres each transferred from mother and 1 acre kept in the name of Mother for her livelyhood, but physically partitioned equally between us. Can my mother transfer the entire 1 acre to only one son, is it valid if she will do without concent of other son. Kindly provide your expert advise.

Respected Learned Experts, I am facing a criminal case case filed by CBI. I need a copy of the judgment rendered by Calcutta High Court in the case of B.K. Samal @ Bijpy Kumar Sama; vs State of West Bengal. The judgement decided on May 15, 1998. The equivalent citation of the case is B.K. Samal vs State of West Bengal 1998 CCr 1.R (Cal) 398. The judgement speaks about the sanction accorded under Section 19 of the Prevention of Corruption Act, 1988. I shall be grateful if any spares the thread for the judgment or copy of the judgment either in physical or soft copy. I assure that necessary charges shall be borne by me.

Notary fee .

It is often seen that notaries charge 100, 200, 500 rupees for notarizing affidavits or agreements, whereas according to notary rules, the prescribed fee for notarizing affidavits and agreements is only 35 rupees. In such a case, can notaries charge more than the fee prescribed by the said rules? Is this legal? Is the fee list of notary rules not mandatory?

Thanks for all of your help till yet.

My matter is:

I given the money on demand and with commitments of getting back money within 3 months to my old friend. I given money as below :

The problem is three months commitments has not been fulfilled in 17 months. Whenever I am asking for money back, he is showing some of his problem and give next commitment like today tomorrow , next week, month , 2/3 months later etc etc but 95% at the time on commitment date some extremely little payment like 5K , 4K and rest again same, in short any bare statement and no or doubtful or partial fulfillment due to some problems this happen that happen. I am not in state of trust further on the him.

Now I want to get the money back as the amount is big, so i cant left as it is. I am at Karnataka and he is at UP.

Kindly suggest what best remedy I can avail to get money back at the earliest as 17 months has been passed and no further confirmed visibility and I am needing the money due to some critical need.

Kindly suggest further on the above.
