Grand daughter have any rights to claim grandfather property


My great grand father self acquired 4acres land around in 1950 and he have two sons. First son sons have already partitioned 2acres land and they got patta pass books also, but my grand father and my father didn't partitioned till now. My grand father have 6children( 5 are women and my father). My grand father and my father were not alive so right now my father sisters filled a suit that they also have equal rights on remaining two acres. Kindly advise whether they have equal rights on my great grand father property

Downloadable links for chs forms

Hello Experts,

I find this forum very useful and informative to know about CHS rules and regulations. I realize that I have to filter, reconcile and double check sometimes conflicting advise by experts in this forum on a focused query, but I get the correct information even among conflicts.

I would like to know where can I find the latest downloadable CHS forms (in Doc and PDF) formats. I have been struggling to find a genuine site to download from. Also, can I buy online or download the latest Maharashtra CHS by-laws in digital format. I like to be fully informed to avoid run-around by the society committee members. Would any of the experts point me to right direction ? Would be greatly appreciated.

BTW, Last answers by Mr. Hemant Agarwal and in personal message by Mr. Dhnigra on transfer of shares were complete and correct ones. I appreciate their answers to my query.

Non cognizant illegal constructions

My father bought 1200 sqft plot in 1992,(site 44) in Bangalore. Revenue priviate layout Site which was legally registered...
It was municipalty in 1992 but now under bangalore corporation Limits.. 'B'-Katha property. Up to date tax has been paid.

The sequence of plots in row goes like 48,47,46,45,(),43,42,41,40,39..(total 10 30*40 sites in row in layout and our plot 44 is missing now)..According to the Layout map given in 1992, the current 45 is supposed to be location of 44 but they have already constructed 3 floor building 8 years back itself...

we came to know this situation recently when we wanted to sell the plot for emergency, upon site visit owner of 43 had already constructed on his 43 land which we had all these years assumed out of illusion that it was site 44 which was next to 45. (because visually 3 sites empty continuously 43,42,41 looked like 4 sites)...

Then When we tried to measure the row ourselves it looks like problem continues beyond site 48 (different layout) and they have pushed over for many years on construction and almost we have lost our plot 44 on ground... (now from my personal point of view the construction on 45 is problem for us, and for 45 owner 46 is problem , For 46..47 is problem..etc..continues there are more than 25 sites in that street after site 48 itself...).. Please suggest 2nd opinion how to deal with this situation... (the local corporation revenue Officer said they cant assist in Survey as it is CMC during 1992 and cant use that layout map for survey and proof)...we are unsure how to proceed and also confirm if 43,42,41,40.. on other side are not wrong..

Tenancy rights after rented premises collapsed due to rain

A rented premises almost 100 yrs old collapsed due to heavy rain on 5 th august 2016.Half of the structure is intact and my rented potion is totally destroyed and all the debris has been removed by cantonment department. Now the landlord is trying to patch up the remaining half portion without demolishing it.but not repairing our rented side. Is it possible to get a stay for his work from small cause or district court or we have to approach the high court for it.We were not staying in that rented place since ten years but we used to pay our rent till may 2016.This place is in pune cantonment area where the land is on lease.Pl require suitable advise.

Bank asking for court consent from seller to give loan

Dear Experts,
I'm living in Bangalore and planning to buy an 2BHK apartment here in Bangalore.
The current owner has taken up the loan for this property..
I've also applied for the same bank and its approved.
Now when we both parties go to bank for disbursement, bank is asking seller to get court consent from the seller from whom he has brought the property. The current seller bought this property from his sister and the property was in name of sister and two minor children. The agreement b/w them clearly says that "this agreement is made b/w Mr Ramurthy and Mrs Priya, Ms anchal and Ms ruchi where in Ms Anchal and Ms Ruchi are represented by Mrs Priya, natural gaurian"
My question
1) Is this document really required? What is the importance of this document?
2) If a previous registration is already done ,so will it hurt me as I'm doing a transaction with Mr Ramurthy not with his sister and daughters.
3) Should I go to different bank?

About Property transfer

Without informing me ,my father made contract with a buyer for selling my property and the buyer prepared legal documents and even paid stamp duty. But after knowing this, I rejected that contract inspite of forcing by my father.I did not even sign on any document till now and not received any payment also. BUT I WANT TO KNOW IF I REJECT THE BUYER , WILL I BE LIABLE FOR PAYING ANY FINE TO BUYER AS HE HAS ALREADY PAID STAMP DUTY?

Resale property

Dear experts,
I'm planning to buy a property( 3 bedroom flat in an residential apartment complex) from a seller who has bought that property from his sister. The property was in name of his brother in law, sister and two minor children . As I understood from the seller that the bank has confiscated the property ,as his brother in law had taken loan against this flat and he passed away.
So as told by current seller in interest of safe guarding sisters and children assets bought the property from them on loan from the same bank (Sale deed specifically says the deed is executed b/w Ms A,Ms B and Mr C, wherein Ms B and Mr C being minors are represented by natural guardian ,Ms A)

My question/query
1) Now the same bank to issue loan to me is asking court permission from the minor children
2) Is this court permission a must, since the property is already sold to the current seller and me being the second buyer.
3) Can an affidavit replace the court permission.

Can we register notary land?

Can we register Notary land? Im planing to buy a property of 60yards in hyderabad which has only link documents from year 1988, No property tax and EC has been taken. current bill and water bill is in the name of a person who is selling to me. Can I buy this property and register it freshly. Area Shaikpet Hyderabad as most of the houses are in same situation here.

Alias name issue

Hi,

My Name is Naveen Voruganti, I have a land with alias name is "Narashima Rao" but i don't have any proofs because this name upto 6th class i have this name.
This land is registered when i am 7 years old. but now i have 27 years.

Could you please let me know the process how can i change the name in my property document?

Mcd booked property

Dear Sir / Mam

I have buy a builder floor of 26 sq. mt in Rohini.. I have paid token money and registry to be done in 1st week of Nov.

My Query is :-
1. How to check status that whether property is booked by MCD for red Stamp.
2. What Clause should be mentioned in registry so that I can sue the seller and property dealer in case of default.
3. Being its a builder floor, the builder said orignal property papers will be distributed after sale of all floor, what is remedy for me in this regard..
