Good Day to all respected experts
I am only son ( 37 yrs) of my parents and 2 elder sisters which are married and setteled.
My mother expired in 2014 and a locker was in joint name of my mother and father. after mother death, both sisters put her names in lockers(either or survivor) of my father and took away locker keys. When after few months, my father asked the locker Keys from sisters, they refused to give.
Now father gave application in bank that locker should not be operated till his consent and bank sealed locker
sisters not giving locker key and not signing docs.
1) Please suggest way out as my father went to depression after this episode as all his earning is in that locker in form of gold
2) My father and i are living in house which is build by my father. He made will that after him, i will get the house but now he apprehends that sisters mite trouble me for share
Is registered will a foolproof way or is there some other way out.
Please advise
Many thanks for your valuable time
tks

Dear Sir/ Ma’m,
My shop in Raigarh (Maharashtra) is on Leave & license basis with Registered agreement. The licensee defaulted on payment and so, I, as per agreement, issued notice but the payment is still pending. My L & L Agreement terms specify that if Licensee fails to rectify default, I can lock the shop. The term also says that I, after notice, can re-enter into the shop, sell the asset inside to recover my dues. Since I followed all procedures as per registered L &L agreement, will there be any case of criminal trespassing, if I act as per the agreement and re-enter into my shop (after breaking the licensee lock)? Thank you in advance for your prompt guidance.

What are the documents needed for filing case and getting Grand daughters `G` share in her Grand fathers property (After his death).
Grand father`A` & his wife (late) having 2 sons (`B` & late`C`) & 3 daughters (`D`, `E` & `F`)
Grand daughter `G` (late `C`s daughter)
Now the property is enjoying only by `B`s family and `C`s family except `G`. And they are planning to divide the property into 2 shares and to get the documents on their name.
Hence `G` would like to file a case against the property.
So kindly suggest the required documents and how to get them.
One of my friend has property of her grandfather at sonipath haryana. her grand father expired in 2004 and father expired in 2007. after this her Bua ( father's sisters -4) had sold their share of property in 2008 without informing her mother and her sign for sell of their share of property.
now the dispute is going on ,on the 1/5th share of the property that her mother wants to take NOC FROM ALL HER CHILDREN ( 2 brothers and 4 daughters) but she is not sure that after giving NOC to her mom she will not give her share of property to her and will give the share to her 2 brothers only. as her brothers force her to give noc to her mom and telling her to leave the share of property to them only.
as her other sisters are not that much capable of resisting her brothers and mom may give noc. and it may happen that they will not take her noc and transfer the share of property to her mothers name .but she wants her share of property. in such situation what should she do to protect her share of property.
and if they tranfer the share of property to her mothers name without her sign . what can she do .
please advice

we have property from grandfather(unregistered will) for 2 (A&B Joint)houses, where my uncles(A) and my father(B) stayed, now as per will they sold their share(A) and got freehold, and we done mutation for B, in L&DO on my father name.At the time of A sale, all NOC submitted by them.
Now as per MCD mutation for ours(B), they are asking for NOC of all legal heirs.
How can we get milage of L&DO mutation and get milage of NOC already submitted as per same will.

We all know that as per the law the Handwritten Will has to be signed by the 2 testing witnesses.
But again the question arises that if a person in his full senses has written a will in his own handwriting (signed every page) and also mentioned that "if anything as per law, I am unable to fulfill, I apologize!...." and also gave valid reasons for it (reasons that can be proved, handwriting, intention can be proved as they were Real and Valid).
Can't this Will be taken as a ground proof for the beneficiaries to claim their rights (as per the wishes of the deceased) ? Does court only strictly follows the statutory compliance defined and not the intent of the deceased?
Is there is any scope for a learned lawyer be able to fight the case on this very ground?
Please advice! and Thank you in advance for your time.

sir(s),
There is a case, where the head of the family expired without any will and there are 7 members in the family spread over india and abroad.
Now can all members together sell this property collectively and take an equal share.
The current society is not allowing to have all the members as combined owners of this premises and insists that it be transferred to a single member and then sell the same.
This will involve double transcations and double transfer fee etc..

Disputed property case, bringing heir on board
There is a legal property dispute ongoing due to fraud. There is a stay order in place for status quo while the legal case is ongoing. My father's name is on the property as legal owner. The physical possession is with the opposing party who committed fraud, but their names are not on the property as yet. He passed away. I am his heir. How can I bring his heir, myself on the 7/12 records when thee is a stay order for status quo in place. Would such a stay order this order apply to bringing heirs on board on property records? Can an expert please let me know which laws apply to enter my name onto the 7/12 records as legal owner now? Thanks
