My father got 5acres of agri land in Kodaikanal in 1981, due to his health and family reasons he could not visit and maintain the land for several years but he routinely pays the property taxes and he has all the documents like sales deed, patta, chitta, A register copy, FMB, topo sketch, adangal current, EC from 1981 to till date, uptodate online chitta extract, surveyor's certificate etc.
Now he is in his seventies, when I went to see the land last week along with my father, the 2 nearby land holders not allowing us to enter our land. They said that my father's land is in their enjoyment now, they are asking for 50% of market value of land as compensation to vacate our land.
Somehow we managed and made them to agree for surveying our land first. After survey we came to know that our land is completely free from any encroachments. It is still completely tharisu and not being done any agriculture activities, as we left it. But still they are asking for 50% of market value otherwise they threatened us that either they will not allow us to enter our land or not allow us to sell the land.
We never left our land for lease to anyone and they also dont have any documents to claim.
Kindly help and suggest the proper way to deal with it.

Facts:
- Open piece of land leased through a registered lease deed.
- Yearly rent reserved as 1/- (one rupee) per year.
- One of the condition in lease-deed was that if lessee does not pay rent, landlord/owner will have the right to re-enter the leased property.
- Lessee has not paid any rent for last 15 years.
- Property is situated in Uttar Pradesh.
Questions:
- What should be the notice period for demand of rent and possession? 15 days, one month or six months?
- What will be court fees if a suit for eviction is filed? On the basis of (agreed) rent or value of property?
- Which court will have jurisdiction to entertain the case, JSCC or civil court? or any?

Dear Sir, My father has three siblings. One among them is unmarried and staying with us. He is willing to transfer his inherited property in our favour. Partition deed is not done.
1. Can it be done through a 'WILL'. What if his other two brothers probate the WILL after his death?
2. Possibility of release deed specially in absence of a partition deed?
3. Any other concrete way?

father self acquired land was gifted to me in 2006. then i built a house in that land in 2007 and father was residing in that house.i took care of him.property taxes were paid in my name till 2011. father died due to heart attack in 2012. after that taxes were not paid by me becoz i was outside india. now iam back to india and wanted to change the electricity and gas connection in my name .i produced death certificate,legal heir certificate,last tax paid receipt(2011). but the concerned authorities asking 2016 tax receipt and noc from sister. i am sure they are looking for bribe. is it their job to ensure taxes are paid up to date ? and why they insist for noc when the document is very clear ! are these mandatory ? pls advise

Dear Members,
I need one advice.
My grand father owned one land which was transferred to my grand mother after his demise.
My uncle (My father's younger brother) told my father that he should transfer (Relinquishment) his share of property to him and in exchange he will purchase and give him some other piece of land.
My father signed (Relinquishment) and given that property to my uncle thinking he will get land some day.
My father did this in 1985 and now my father wants his share (in 2016) but the uncle is denying to give anything.
My father has some letters (written by uncle) where he had mentioned that he will give his due share.
Request you to please tell me whether is it possible by any legal path that we will get our due share?

Fraud registry on my house
I live with my mother in our family house. House was bought by my father under his mother's name(alive then). She willed it to my dad and no rights to my mentally retarded uncle (unmarried). He lived with us untill he died. Now my father is dead too. After some time, some anonymous person claimed on our house posing as my uncle son and got his added on khasra. We had a family lawyer who claimed at time, that he is watching and nothing gonna happen. But it's been a year and he sold his proclaimed share of house to someone else. What should I do now?
