Lost Share Certificate

Hi, I reside in Sion in a co-operative housing society. I have a dispute ongoing against the Society at the Registrars office. The case is around transfer of Membership from my Grand Mother's name to my name.. However, my issue is not around this.. My issue is that I have just now realized that I have lost my original Share Certificate which was in my Grand Mother's name.. I strongly believe that this is in Societies possession and has been taken from me fradulently through a known person.. All I want to know is: 1) What should be my next steps? 2) Can the Society fradulently add another name on this Share Certificate without my consent? 3) How else can the Society mis use this Share Certificate against me?

Please help me urgently as I am extremely worried now..

Facts : Society has already accepted me as a Nominee at 50% and this is on records..

For giving shares to sisters in father's property

MY FATHER DIED AFTER 2005 WITHOUT ANY WILL,HE HAD 15 ACRES OF ANCESTRAL LAND IN HIS NAME,HIS FAMILY COMPRISES OF

4)MY MOTHER(MY FATHER'S WIDOW)

I WANT TO GIVE MY SISTERS THEIR SHARE,BEFORE THEY CLAIM FOR IT BUT ACCORDING TO MY CHOICE MEANS CAN I DECIDE WHICH LAND TO BE GIVEN AS MY SISTERS SHARE.

FOR BETTER UNDERSTANDING SUPPOSE IF WE HAVE LAND 15 ACRES NUMBERED AS 1,2,3,4,5,6,7,8,9,10,11,12,13,14,15, SO IF WANT TO GIVE LAND NO 5,8,9 ACCORDING TO MY CHOICE ,TO MY SISTER AS HER SHARE IS IT POSSIBLE IF NOT THEN WHO WILL DECIDE THIS PLEASE PLEASE PLEASE HELP ME OUT

Society membership no comunication

I bought flat in redeveloped building in 2013, which got OC, and i got possession in May 2014. Old society as it is will continue and their MC members.

Society called SGM on 21st Aug 2016 with one of the Agenda of the Notice that adding 14 new flat purchaser as member of the society. Even resolution was passed in the meeting post analysing the New flat purchasers membership forms and minutes was circulated to all the members. In between 30th oct one letter sent to MC for updation of membership and pending anything to be communicated to new flat purchasers. no revert received till date. However in Oct first society bill was raised without flat owners name for all 14 new flat purchasers reason being told by secretary that Builder has not given the transfer fees of Rs.20K each of new flat purchaser which was the condition of redevelopment agreement. it is more than 4 months post submission and passing resolution in the society. Can society still deny the membership? can we conclude that new flat purchasers are the deemed members as per bylaws as no written communication is made by the MC?

If father died mother can sell the sold room in pagdi system

we are living in pagdi system. my grandfather died. they have 3 son & 2 daughters. now my grandmother wants to sell that room. she is not living with us and also her name are not mention in ration card ;so she can sell that room without our permission?

Heirship required in this case

i have a property in Navi mumbai on my name and my father's name i am the 1st owner father is the secondly joint owner,father passed away in 2011 and i want to sell the property ,what are the required documents and procedures the property is in kharghar navi mumbai do i need heirship,i have the payement details as i have taken the loan and i have all the supporting documents in my name.I have surviving my mother and a brother.what do i do to fully avil it in my name and my wife's.please advice and guide.

Land encroachment

Sir, I am 24 yrs female now, I got no parents and brought up by my relatives and when I was 02 yrs old, part of my land has been encroached by my neighbour, which he has constructed his house, he encroached 2 square feets almost a length of 100 square feets. How can I deal with this issue????

My sister gave her ancestral property share to my uncle through registered document . my uncle aged 84, unmarried had written a will in 2016 February and in that along with his ancestral share he has written this share of sister to MY NAME.He expired 3 months ago) .Now as sister is living can sister TAKE BACK her share as I got through WILL of my uncle

Rights to protect auction of property by bank

dear lawyers|||
my father was into business of construction and was having outstanding dues of Rs. 2.70 crores from bank against mortgage of his complex and house. he passed away a year before, our business was all doom and we have received notice from bank for auction of our property. the property is now transferred to my widow mom and the rent from complex is the only income for her survival. please help in this regard to stop auction of our property by bank.

Associate member's rights

Can a associate member whose name added later in the share certificate and who is not co-owner or joint owner become owner if ordinary or primary member dies?
