SRA query on commerical property

I have two shops of 200 sq. ft each in a particular locality since 1984 and that location is going under SRA scheme wherein the builder is in the process of taking collective and individual consents for make an application to SRA authorities.

My parents have expired and i am the only son of theirs. I belive that under SRA schems one can get only one flat / shop.

Builder is offering only 1 shop of 200 sq. ft. (am i entilted to ask for more under the regulation) and is asking me to sacrifice the other shop. Also he is not ready to compenstate me in cash equivalent to market value of the other shop?

Also as per the builder, part of my shop will be going for road development and he is of the opinion that the same will any way be taken by the collector.

Can any one help me on the various alternatives/ remedies available to me?

Delayed possession and new date not known

Dear Friends,

I have purchased a flat in 2007, i was supposed to get the possession in 2009. So far i have not got the possession, according to the builder i should have got the possession in Dec 2010, which has also passed. I have sent many mails to them but there is no response and no commitment on the date of possession.

According to the agreement, I am eligible for Rs.5 per month per Sq.ft as penalty which is very less compared to the cost i am incurring.

Do i have any other recourse or as a consumer i am doomed, this flat is in G.Noida, pls advise

Property gifted to Daughter

Sir,

My father has recently executed and registered land property in kerala state as a gift in my favour. The said property belonged to my grandfather, which was divided between my fathers and his brothers after my grandfathers death,as per the 'Will' left by my grandfather. The property share belonging to my father was subsequently registered by my father in his name and now gifted to me after my marriage.I would like to know
1) Can my father claim back the property from me in future .
2) Does my fathers gifting this land to me require my only brothers consent(To avoid any legal hurdels in future)
3)What is the further process for me to accept this gifted property or does the registration suffice all the requirements.
4) Will my husband be entitled to claim in this property in case of any untoward incident happen to me.

Thanking you

owning property and homes in common area

Along with 3 friends, we are planning to buy around half acre and build 4 apartments, one for each of us in two - 2 storeyed blocks.

Later if one of us wants to sell his share in the property and his apartment, what type of paperwork should we generate to cater for this eventuality?
