Registered documents gain more reliability than unregistered documents so unregistered can be got challenged on the basis of registered documents.
ashok kumar singh (Expert) 31 August 2011
agree with expert opinion, thanks.

Only advantage of registered documents is it is easy to prove.
That however does not mean that unregistered document specially when its registration is optional is in second fiddle to registered document.
For example if a later Will is found after a registered Will, the earlier Will does not get any primacy only because it is registered.
prabhakar singh (Expert) 31 August 2011
Any unregistered document of immovable property ,whether agricultural or abadi,(unless the same is a WILL) is VOID,and as such a non existing instrument, having worth even not equal to the cost of paper and not enforceable against which a registered deed is always binding and enforceable.
ajay sethi (Expert) 31 August 2011
when you speak of unregistered documents are you talking of documents which are compulosry registerable or which are optional .

if these documents are compulsory regiserable then documents which are un registered are inadmissible in evidence
