Hi All,
I have recently sold my property which has commercial and resiendential tenants, some of them are tenant for 30 years . Is it a mandate that I have to send them a legal notice stating that I have sold the property and new landlord can do whatever he wants with the property?
I have already discussed it with 2 advocates, they said that it is not a mandate and if requried the new landlord can himself send them notice stating that he has bought the property. The only problem I see here is that in the registry it is mentioned that the notice would be sent by me.
Can you please advise?

actually you must inform to the tenants that we are sale the property and so vacate the premises otherwise it may create problem

If it is mentioned in registry then you have to send the notice.Merely sending a notice will not harm you,as you are not liable for giving vacant possession, let the new owner pursue the matter.

Thank you both. It is more than a month when i sold the property, now all the tenants know the new owner, so just in case if I dont send the notice can there be any legal action taken by the tenants or the new landlord?
The reason I dont want to give notice is that I am quite far from the place where I sold the property and just to do a formality I will have to go there.

Whether you send a notice or not, it would make no difference.
In any case it is the duty of the new landlord to send the letter of attornment to the tenant.

notice is sent to the tenants after the sale to attorn the new owner. it has to be served as it is very helpful and necessary for the new owner.

Thank you sir, so is it ok if I send the notice in a simple letter via speed post and keep a copy of that letter with me?
