Bank rented my property, asking me to build new building

State bank of India had been in my building since 1990. Since one year the bank managers are pressuring me to build a new building or that they will move to another building built by others. I didn't even recover the money I spent in building this old property since the rent was very less. How do i deal with this situation? Have i got no other way than to build a new building?

When you feel the rent is much less, so, where is the problem if the bank vacates your building? Banks normally do not vacate building once taken on lease. Here the bank itself is offering to shift. You should readily accept the manager's proposal. You cannot be compelled to construct a new building, if not provided in the lease deed.

However, if willing to rteconstruct the building as per banks's requirement, make them agree to enter in to a fresh lease with adequate rent to your satisfaction.

Whether the lease agreement is still in vogue or expired?
What are the terms and conditions of the agreement?
Did you ever ask (in writing) to the Lessee (bank) for increase of rent?
Why do you agree to the proposal of the Manager?
You did not disclose vital information for proper analyses, forming an opinion and advise hence it would be better to consult and engage a local prudent lawyer for guidance and proceeding.
