its not possible to cancel the sale deed, if you want transfer to the property some one, either give gift or agains sale deed.

This question is not clear.

i suppose you want to ask that sale deed executed by a person is now dead. now the legal heirs i,e, mother want to cancel it. ?

the answer is No. legal heirs cannot cancel it. A civil suit for declaration has to be filed by legal heirs for declaring that sale deed is void etc.

Tarun is right.

Sale deed cannot be cancelled by the heirs as such. In case there is some problem with the sale transaction then, the heirs will have to approach the court.
Rajendra K Goyal (Expert) 20 June 2013
Agree with the Experts, as such sale deed can not be cancelled, legal heirs have to approach court if enough grounds available.
