Transfer of tenancy

I am resident of Mumbai since 1972 in a chawl under pagdi system.Tenancy rights of the said property is in the name of private co. I was working in the said company during the period 1.4.70 to 31.10.1992. I am paying monthly rent by cheque since 1985.Mean time the said company liquidated in 1993.I have not received my statutory dues till date.The matter is pending before Debt Recovery Tribunal.
company had given me letter of no objection
to transfer tenancy rights in my favor.

Now my query is regarding tenancy right please guide me.
The landlord is demanding 1/3 of the market price to give tenancy rights. In this case what can i do ?

for transfer of tenancy rights 1/3rd is the norm . pay the same .

Generally 33% is the prevailing rate so negotiate accordingly.

but suppose if the building is collapse and it is undertaken by mhada then do we get new house in new building or landlord himself redeveloping new building then is it necessary to pay 1/3 share to landlord ?

Not You but company was the Tenant which has already been liquidated.

So far whatever you have told,the demand of landlord is for accepting you as tenant and not that he is offering his ownership rights to transfer in your favor.

try to understand . as on date you are not the tenant . the landlord is willing to accept you provided you pay the 1/3rd share .

if building is redeveloped by MHada as tneant you will get premises in new building

one more it was his private property it is nothing with

private company can the court attached to it?
