Solution For my commercial factory under pagdi system

I am a pagdi tenant since 1978 at malad- (east) , & is running business till this date, factory structure is a seprate A/C shade. i have rent reciept from 1978 to 2000. landloard is not giving rent recipt after 2000 but i allready paid rent on Account. in 1998-1999 BMC file a case against landloard for less payment of taxes.by knowing this we directly paid BMC tax (in our SAC no.)on behalf of landloard.as per our calculation we paid ecxess amount to landloard then actual rent.
In may 2010 in my 3-4 days absence he broke my factory's roof /shutters & stolen few machineries.immidiatelly we made N.C. aginst landloard, but did not file a case in court of law only reason because landloard offers us some remmunaration.Within this 15 months from may-2010 to june 2011 we try to repair my gala & by these period we wrote N.C. in local police station against each other for 3-4 times.
The landloard wants to redelope the plot as we are only two factory tenants. but there is also road cutting matter from BMC.
beause of rainy season , rain water's are coming in my gala's & can not do work properlly.
my question is , still there is any law excist that if i pay 100 months rent & it beomes an ownership.

govt of maharashtra has in 1986 permitted occupants of old and diplidated cessed building ie those built prior to 1940 owners of land and buildings occupied by them. the tenants were enopowered to become owners by paying 100 months rent

2)in your case i am afraid you cannot become a owner . however if landlord redevelops property you will be accomodated on same plot of land
