rectification deed

Sir, I purchased a flat in Oct'10 and went apply for mutation of property title on my name.The Municipal Authorities wanted me to produce the Mutation Deed as the house no is not mentioned in the sale deed. The sub registrar says that there is no need for it as the flat no, apartment name, street no ,area name and the plot survey no.s with boundaries are mentioned in the deed. So saying, he declines to issue a rectification deed. What shall I do?

The sub registrar is right. However, you may obtain affidavit of the earlier flat owner stating that he has sold the flat to you. Mention the H. No. as well as sale deed number in the said affidavit. I think that should serve the purpose.

The sub Registrar does not issue any rectification deed. A deed is always parties action.However Mr.Palnitkar has given you proper advise ,just follow it.

When you present for registration a deed seeking rectification of a registered deed, the Sub-Registrar cannot decline registration of the deed.
