All the process and questions which you have asked are unnecessary.

If your brother is ready to transfer his share of land to you, the land which is in joint name of yours and him, then please ask your brother to execute a relinquishment deed, where he renounces his share of property and get it registered, the land becomes automatically yours.

Gift deed will also be valid even for future rights. Gift deed is generally without condition. Gift deed creates a valid title and the property gifted can be transferred to third party. Process for GDR is similar to registration of other documents.
