Builder cheated by selling illegal flat

Sir, The builder Palla constructions, Hyderabad, sold flat to us of 1086 SFT area in ground floor without the approved drawing in cantonment board area which is illegal, he managed the bank to get us the loan from the bank. we came to know only when we filed application for property tax, the cantonment board has regected our file and given orders to demolish. this was happened 4 years till date i am behind the cantonment board officials requesting them to legalise my flat.
there are only 4 flats in total apartment including mine. G+3 floors with sufficent parking for all.

In any case there will be indemnity clause in the Agreement entered by you, in case of defective title. Therefore, sue the builder after consulting the local lawyer.

Before releasing the bank loan amount the bankers had told to builder to make ratification sale deed, that the deed should be in any case if we suffer in any manner it is the responisbilty of the builder to take care.
