unregister land sale deed& agreement cancel how?

i made sale agreement and get 5 lac advance with X.i executed sale deed also with X but not yet register.because X give cheque payment.so i dont want accept.
In this situation how i can unregister sale deed & agreement

as per law today compulsory seller and buyer photos must, so at time time of you can not signed register book and make issues,

why not mentioned your payment details in the agreement. or

make another POA and register properly

i mention in agreement -advance amount,time limit& land cost.
when execute sale deed that time buyer issue cheque.so i didnt want to register deed.in this situation buyer make any problem?becausse buyer have unregister sale agreement&sale deed also.
I want safeguard my property
Pls advice me.

best way you got the cheque, if you cheating you then make complaint against. if you dont want to register your land you return the amount, if they will make any disturb you can give complaint at police station what you said reason

Unless until you register the document nothing will happen to your land. you are saying that you have accepted the cheques but not presented in bank, it is not binding to you the contract is incomplete without consideration.

I slightly differ from Mr.Patil and agree with Rajoo.
It is the duty of the vendor to execute and register the sale deed.
Here the vendor had accepted the consideration amount in the form of cheque.
If he did not present it, it is his fault. If he does not want the cheque, he might ask the buyer to give payment in any other desirable form.
So in this situation, the buyer may sue for the spe. performance.
