Sir
My father have a plot and now he want this to transfer me and I want a house building loan on this plot so it requires mutation on my name .will gift deed is OK or sale deed

Either of the deed is enough to mutate your name in respect of the proeprty.
However to apply for loan title is required. Mutation is not mandatory.

When you the ownership is conferred on you by a valid/registered deed, get the mutation record also updated.
