Vacating the house for self occupation

I purchased an additional house with single story when my children were young I married one boy and another boy to be married, The house Iam living is in the name of my wife, a portion of it is leased to a company owned by the family. Since the second son is also to be married and only two rooms are available I requested the tenants to vacate in fact I served notice to one ground floor tenant he gave the reply that he would vacate only if he gets a suitable house liked by the family against the agreement he has accommodated his 3 sons, two married and 3 daughters all together around 16 people, the second upstairs tenant has given in writing that he would vacate in December2011 and in April 2012, but they would adhere to their commitments, the rent payment is delayed
since I require the houses I may be given the advise as to how I have go about These tenants are putting me in to lot of pressure They also do not want to enter into any agreement however Iam issuing receipts for the rent payment. desire advise

Which state and what is the rent.

Better try to solve it amicably, the court procedure will be long.

when did you give premises on rent?

in respect of premises leased to company have you entered into registered agreement ?

what are the clauses in your agreement ?

since your tenants have agreed to vcate the premises by April 2012 better to wait and watch .

You have to issue your tenant notice that you need the place for your personal bonafide use, so vacate the same within 3 months.

Either they will reply, or keep quite.

After 3 months you file RAE suit to evict them thru court order.

File a eviction petition in the appropriate court (civil or rent control court).

I would like to go with JSDN,try it amicably and strategically outside court as for the purpose you need it would get frustrated because court's proceedings in these matters are certainly very long drawn procedure.

The legal way in the given matter is not only tedious but also time consuming so both parties should come to a negotiating table with the help of some elders and reputed persons.
