The sale-deed can be cancelled, if you can prove that the true owner did not sign it in front of the sub-registrar. Also criminal action can be taken against the person who impersonated the true owner. contact a good lawyer.

sale deed can be cancelled by filing a suit for cancellation of sale deed by the first owner. First owner has got good remedy.

All persons connected with the sale by such fradulant person say buyer, witnesses, registrar etc. are liable to be prosecuted under section 420/467/468/471/120 B IPC on the one hand and on the civil side immediately file a civil suit seeking setting aside of the sale deed and dont forget to obtain stay order restraining further disposal of the sold property.
