Drafting gift deed of land

in the court of magistrate, district yupia, itanagar (A.P.)

gift deed of the land

i, sri...........s/o.............vill.....,p.o/p.s..............distt...........(A.P.) do hereby declare:

1. that a land measuring (approx).........have been donated to shri...........s/o...........vill.........on this day the............

2. that the donee shall hereupon become the absolute & lawfull owner of the said donated land and he shall be entitled to occupy, enjoy and execute the said land in any manner and at his own will without any objection or hindrance from the first party (doner) and

3. that henceforth, i & any of my family member/villager have no right to claim over this donated land in near future.

is the above way of drafting of land gift deed legally correct or valid?
if not, may i know what are the major mistakes?

what you have drafted is an affidavit not a gift deed . engage a lawyer

There is no need to write the name of the court rather you should come in the following words:

I, .......son of .........son of....aged about....resident of ........., am owner in possession of a an immovable property (details)...situated in .......(complete address), having unit no. ........as shown in .colour in letters ABCD in the annexed site plan. This property is my self acquired.
AND
Sh. .........son of....son of....aged about........resident of.....cares and loves me most and I am also happy with his bonafide service towards me hence I have gifted him the aforesaid property in his favour without any coercion, threat, misrepresentation and on the basis of my free will.

Rest of the paragraphs are required to be framed on the aforesaid lines.

SUCH SMALL FORMATS AND DRAFT does not fulfill the requirements that differ from case to case, person to person, and need in details. After all, Property Document Drafting is serious job, need experience , and any mistake can cost our client like anything.
do not make in haste, cheap, and repent in leisure, with exorbitant cost.

To draft a Deed of Gift it is require relevant facts on title of the property and copy of documents etc,you should engage a local civil lawyer.

As suggested by the experts, it is better to engage a professional to draft the deed.
The deed is not a petition or complaint.so the name of the court is not needed. It shall begin with the name of the parties.
The contents of your draft too lacks the necessary facts, details etc.

Deeds are NOT addressed to any authority.
stop adventures .Engage a lawyer and do the requirement or else such kind of deed would lead to frustration in future.
