Hi
If we give a house to businessman after having registered rent agreement, any chance of him not vacating house? Further Queries
a) In case a case goes to court , does tenant have to deposit rent in court?
b) Is there any sense for businessman to not vacate the house in that case?
Just dont want a situation where i give house on rent to a businessman who doesnt vacate the house nor pay me the rent

If he refused to vacate the house then you will have to approach the court.
He may deposit the rent in the court.

What exactly your problem?
Every chance to the tenant to refuse.
You will have to file eviction suit, in which case he will deposit the rent in the court and it will take its own time.
Hence choosing the tenant is very important.

Agreements are made to be honored and once a default occurs the same is actionable in law.
we can not predict which human shall and which shall not honor it.
In court of law tenants are not allowed to defend suits of evictions unless they deposit admitted arrears of rent and rent getting due month to month during pendency of the litigation.
Life span of litigation,more particularly where relief of possession is sought,can be predicted as that one day it shall die as a JIVA dies is truth but it's death is unpredictable.

Hypothetical query, when you have no problem for the present! You have neither rented out your house, nor made any agreement with anyone to rent out your house.
Nothing in this world is risk-free in this world. Future is always uncertain and nobody knows what happens when. Think for the present and act accordingly. If you are so skeptical, why you should rent out your house?
So, if you want to rent out your house, 50:50 probabilities are always there in favour or against the owner as well as the tenant, if mutual trust, humility and cordial relations are not there in both the parties equally.
I have seen several tenants and owners living together like family members for years together even without any agreement.

Is it leave n licence. If so bring suit for eviction. Within 6 m he wud made to vacat. Till then court will order to deposit li hence fees in court. U may make application to withdraw from court.
