1. It is very much valid if done on his fee will.
2. It needs to be registered.
3. You need an advocate to draft, execute and register it.
4. If property is in WB then you need to pay 0.5% stamp duty on market value of gifted property.

I suggest you to go for a settlement deed. The settlement deed can be registered between the blood relatives.

Consult a local lawyer to draft it and he would also guide you for registration.

1. You should not make the Gift Deed from your father. Rather, your father shall have to make the Gift Deed in your favour with free mind to render validity to it,
2. It has to be signed by two nos. witnesses & it will be better if one of the witnesses is a Doctor so that later on no body can claim that the Donor was not in sound mind at the time of signing the Gift Deed,to challenge its validity,
3. You should accept the Gift by apending your signature on the said Gift Deed,
4. The Gift Deed shall have to be registered.

as advised by experts, contact a local lawyer, get the deed drafted and get the rest of other formalities under the guidance of the said lawyer.
