Father died interstate leaving behind a piece of land. Friend advises that we get mutation in my name. What does mutation mean?
Presently my brother is showing no interest in the land. But can he claim his share later on in future?

mutation means chage that takes place through transmission from your father name to that of leagl heirs .

ask your brother what he wants . why should be leave a share in property belonging to your father? if he is not interested he can execute deed of relinquishment

Rightly answered by mr sethi, if a person not interested means may be he like to give away it to you by affection , even then better to get no objection from him and mutation on your name.

The change in ownership of land is recorded in the land records through mutation entries. This is done by the revenue department of the respective state government.

Since your father died intestate, you, your brother, your mother (if alive) and other siblings (if any) have equal right on the property.

Better you consult your brother as advised by Mr.Sethi.
If any of the legal heir is not interested in the property, then he can transfer his/her share to the other throgh a deed of release.

He is ready to leave his share in the land because he has received other financial investments that my late father owned. If my brother signs a deed of release, can he challenge it later on in life? I am an nri and if he creates any legal problems for me later, it will be very expensive to come to court again and again. Please advise how to get the land in my name and avoid any legal problems later on. Is mutation the best possible option or is there a better option that i can follow?

You rather execute a deed of gift.

Get Release Deed and get entered its mutation in your name with possession. This is the safest but not the only option. There are various other options available for you. You may opt either of them.
