There is no prohibition in law for a person to convey a portion of his land without sub division. But the buyer cannot get possession of the portion unless it is subdivided with metes and bounds and recorded in the land records. For this purpose the buyer will have to approach the vendor for subdivision of the property and possession. This means additional expense and time for the buyer. Hence do not buy such land. Better get the land subdivided first and then only purchase.
