I want to prepare a rent agreement but due to COVID-19 courts are closed so can I prepare rent agreement on my own on an A4 size paper and signed by both the parties is it valid for any future disputes?

I have been staying in an appartment as a tenant since 17 years. The society is charging 12400/- yearly building maintenance charges from tenants. Whereas they are charging 8600/- yearly maintenance from the the appartment owners. i want to know under what law or act they are doing so? how can i check the legality of the same? I also doubt about the societies legal formation or registration in charity commissioners office. In this worst financial times i want to know the facts. Our landlord is not answering any such queries since he is bankrupt. All his properties are procured by banks & financial institutions.How can I go ahead & get justice in the matter. Awaiting your swift response. Thanking you in anticipation.

In courts the evidence of witnesses is taken in definite sequence.After examination of one witness,and after his cross examination the next witness is examined.This gives opportunity to parties to correct mistake committed by earlier witness in evidence of subsequent witness.Is there any bar to asking the parties to submit total evidence of all the witnesses at one time by Affidavits and then give an opportunity to opponent to cross examine the witnesses.This would considerably reduce the litigation time.

I am a Lessor of a flat in 11th Rd Khar in Mumbai and seek your urgent advice on the following subject.
On 20th March 2020, I had Signed and Registered a L&L Agreement with one of the big Banks in Mumbai as Lessee. Police Clearance was immediately done and sent by mail to the CHS as per their request. Prior to that on 3rd March I took precautions to obtain the CHS's NOC and forwarded the same to the Bank.
The Bank's Executive who has to move to Mumbai from Gurgaon had sent his goods container to Mumbai since 20th March approx. Due to the Nationwide Lockdown his goods were stalled and have reached Mumbai end May after Phase 1.
He naturally desired to move his goods into the premises and so I approached the CHS to inform them. They categorically refused and even though I have sent the Secretary and the CHS several WA messages, telecons and reminders they refuse to reply. I had asked the Secretary/Treasurer to clearly put down in writing their objections and despite my tireless effort, they refuse to reply.
On one of my first intimation to the Secretary he sent me a long list of hygiene requirements to be followed in order for the packers n movers to bring in the goods. The Bank had accepted all their requests and even to sanitize the building and common areas and avoid all interaction with the residents and staff all through the move-in operations. Despite all of that, they are still adamant and won’t let the tenant move in.
As on date the Government of the state has permitted maids, plumbers, carpenters and all other service providers to access any CHS, within the guidelines in the SOPs laid out. Why is a tenant moving in being treated differently?
Me as Lessor as well as the tenant and his fly have suffered heavy financial losses and are highly stressed out with this long delay. I URGENTLY seek your advice as even though I understand their fears I need to find an urgent and amiable solution for me and the Bank who is now losing its patience and can wait no longer.

Also kindly be informed that the CHS is comprised of 7 members including me, one flat per floor.
The Bank has clearly informed me that due to the Society's verbal objections they now need a clear written consent for the free movement of their goods and persons.

Suppose A, B, C are three brothers and their father died intestate. They jointly inherited a house which is still in fathers name. Now A wants to purchase the share of B and C. Do he will be require to pay entire registration fee ? (Property is in M.P)
My society (CHS) is within the Mumbai Muncipal Limit and is over 35 years old, we hav recieved the section 353 B notice for structural audit report over last couple of years. Inspite of receiving the notice, the then management committee didn't proceed to go in for a structural audit to be done as they are more interested in getting a redevelopment done. But for last 10-12 years nothing is moving on the redevelopment side with the committee getting their on preferred builder (malicious with no experience) every time. Lately it has come to notice in 2018 when the said notice was again received they had got a fake report of structural audit created though it was not submitted. Now we have received the notice again for a structural audit and these members are again delaying the things, with this they are just risking the life's of the others who want the building to be repaired as redevelopment is not moving anywhere. These are the members who have an alternate place of residency and are just dragging things for us.
With the above info I have few queries
1. As a member of the CHS, what are the options with me as an individual to take up so that i can compel them to act
2. If I believe that there is no way to have a competent Management committee in our CHS, what options do I have
3. Is there any way to get the repairs done of the building
today i m govt.teacher preparing FOR IAS
has gone jail 2 days in 380 IPC i did not disclose to my dept.& i m in service
i have 2 possibilities
1.settlement in this case will be make soon after it ,can i will become IAS if i will pass exam or
becoz i hide my arrest & jail from dept.so they refuse my candidature ??( moral turpitude )
2 if on basis of compromise the FIR will get quash then can i eligible to appoint IAS ?
i fear becoz hiding jail from my present department they will dismiss my candidature of IAS ??
but if FIR will quash & but it is also based on compromise ( moral turpitude ) ?

My father's brother trying to sell land

As per subject my Paternal Uncle trying to sell the piece of land registered in My father's name without his consent and there are other three share holders rights are been trying to capture. the piece of land has six shareholders out of which 2 are trying to sell the share of rest four as my father and the rest shareholder are live in Howrah but the matter is of my village and they are just using the time of pandemic Novel Covid19 period and they are(their Children) threatening to us not to combat the situation or file a petition regarding the matter but we are not willing to be suppressed and the illegal purchaser trying to build the house on it however we have till stopped their illegal occupying and the shareholders and my father will went their as soon as possible. The illegal seller had put false FIR against our care taker. what we can do in this moment to combat the situation under control one thing is more that My Paternal Uncle Had taken three lakh rupees from them.
