I would like to present a situation for my apartment and would need your kind response to the same -
Our six (individual) tower apartment is an associated party to Travancore Act and we have some internal rift with the activities conducted by the current Committee members (as of today). We have requested them before to call the AGM as per the rules with physical presence of Committee members to present the Financial Statements and elect new body.
So far, in last two years they have not conducted any AGM and now they have organized one in the month of November 2022 (after taking charge of the office in 2019-2020). Also, they have kept this AGM online with voting.
Can we argue here (by giving the reference of any law or case) that we need mandatorily the 'physical AGM' or 'Hybrid model of AGM' instead of complete online AGM where the changes of misconduct can be higher.

One land is in the name of three brothers. The three brothers decide to admit one more person WITHOUT ANY CONSIDERATION as additional owner of the land so the share becomes 25% of each person. since there was no money transaction involved the agreement can be made on Rs. 500/- stamp paper and registered with the appropriate authorities. Any comments from learned persons.
my father purchased a land in bangalore. After few years he decided to sell the property. Through some mediators we agreed to make a sale agreement and irrevocable gpa to the buyer for a consideration amount. The buyer promised to pay us through post dated cheques. But after representing the cheques in bank all the cheques were stopped (stop payment ) by the buyer. After a long fight we came to know he is a big fraud and done the same thing to many other people. He is not ready to pay us the money he promised. We can have not received even a single penny from him. Now my question is can we cancel the sale agreement and irrevocable GPA. Few lawyers suggested us that we should pay the stamp duty to court of 10 lakhs. My property is an agricultural property. I have not received evean a single rupee from him. Should I pay the stamp duty. I am only in possession of land.
Original owner (great grand father) of ancestor property died many years ago. But since then, HUF (sons and legal heirs) has been paying property taxes, electricity bills etc. for this property. For the sale purpose, will HUF be considered owner of this property and HUF karta allowed to sell it?'
In this case, what documents will buyer need to buy this property?
I was 18 when i get caught drinking alcohol in a public place by delhi Police and they took my phone confiscated it. I was taken to court to pay my fine of 500 ₹. I was very young i didn't know anything at that time but now iam more focused and iam preparing for ssc cgl exams.

My grandfather bought 10 acres of land in 1911,he had 10 acres of land and he has partition with his 2 son in 1921,it was registered partition,which we didn't have knowledge.The heirs of my grandfather's brother without showing the partitioned deed claimed it as joint family property and got preminilary decree in high court for partition,when we came to know about my grandfather partition deed we went for review,now our counsel has withdrawn our review and says when they come for final decree,we can object and go to high court, please eeply

Hon'ble Court has passed order directing investigation officers, to produce supressed documents and report of legal cell,PP to C.P.but they are not producing the same.what steps are available to informant
Hi, in July 2022 my sister had finalized a residential flat in Vasai-Virar ( Near Mumbai) but when my sister and the flat
owner went for registration same couldnt take place due to some issue probably with the property. After finding issue with
registeration my sister demanded the owner to repay Rs 2.50 Lakh which was paid before registeration but the owner kept on
delaying and after putting pressure through local poltician, the Owner agent gradually paid 1 Rs Lakh ( Came to know that
the owner had paid Rs 2.50 lakh to their agent). The agent promised to us that he will gradually return all the money same
he also gave in writing and also gave a signed Cheque which is in agent's borther name as gaurantee
But since over a month the agent hasnt paid anything and each time he is delaying & being rude. Still 1.50 Lakh is pending
, please advise how we can revover our hard earned money
