Please explain the meaning of "Encumbrance Certificate". Only I know that this Certificate is issued by Sub-Registrar in respect of legal disputes of the land. What procedure need to be followed in order to get the encumbrance certificate in Maharashtra specifically in Bombay & Thane.

Please guide me as to what is the remedy available to a Gurantor if any case is filed against him/her for recovery of loan amount in case of default by principal borrower?
Again what remedy is available to the Guarantor against the Principal Borrower if he defaults the payment?

if the son is not in india and had executed POA to his father to sell his ancestral properties....if his father sell those ancestral properties and denies any share in that sell away money....how son can deal this case.....
can anytime son can cancel POA executed to his father before selling the property ...and what if canceeling POA after selling the property...

2.if couple is living together for 4 years without getting married ...will that woman get rights on her man's property and other rights like a married woman gets from her husband

What are the various guidelines to be followed when one wants to engage contract labour? What all labour laws are to be complied with? Are there any risks involved? Does anyone have any checklist for the various documents required etc?
We are in the process of increasing output but cannot afford to take full time employees.. Please advise.. Much appreciated..

Our Company has lend Rs 25Cr to other corporate entity. The company whom we lend the amount was in resturant business , due to heavy losses the company is planning to close business operations and our amount of Rs 25Cr along with interest is still receivable .
We are in very critical position as we have no other option but to sue the company under civil procedure which shall again taken very long time .
Some lawyer is suggesting that if we can negotiate with the company whom we have lend the amount
To take over the present business along with its trademark etc through any demerger process .
Kindly suggest if the deal can be done should we plan to lake over the demerged business and settle the issue .
Also please suggest any lawyers contact no to whom we can contact regarding this issue

Change of Name
Dear Sir,
One person is known in his family as well in his school as Hansraj and now in his Business and in social circle he is known as Mr. Haresh.
My query is whether this Gentleman can keep his both the identity ?? Since he has his Personal Identity in the name of Hansraj, can he sign the legal documents in the name of Haresh ??
or should he make an application for change of Name in the state gazette and can use both his identity ??
Pls. advice.
