Properity distribution between two brother

Dear sir, i am from uttarakhand, we are two brother (jiwan singh & govind singh) , father and mother is not live, we want to be separate from joint family now , how is distributed following properity between two brother please advise me

1- 20 bigha agriculture land - (this is wholly purchase by my father )
2- A house in agriculture land - (this is wholly purchase by my father )
3- A new house - ( jiwan singh invest 80% , my father invest 15% , Govind singh invest only 5% )
4- A two bigha agriculture land - ( Jiwan singh invest 10% ,My father invest 90% , Govind singh invest 0%)

i am confused please advice i dont want to be loss on any brother , proper right should get each brogher

Owner tenant oral agreements in ap.

Hi, We have given commercial shops for rent during last 20 to 25 years. None of them have any agreements papers for it. All are oral agreements. As the building life has been expired more than 60 years, we like to demolish it and reconstruct a commercial building. As there is risk of life under the premises.
But the tenant are not vacating the shops even through we have said them many times. How we can vacate them, as i know if we put a civil case it will take years. Is there any other ways to solve the problem, Kindly advice.

Criminal revision or criminal appeal

My private complaint was dismissed by magistrate under section 203 of cr p c after my sworn statement was taken. Now, against the dismissal of my pvt complaint should I have to go for criminal revision or criminal appeal and to which court. Please help me.

Is correction required in saledeed

I am planning to buy open plot from individual seller say Mr.X . Mr.X has purchased open plot admeasuring 200 square yards from Property developer say Mr.Y who has acquired around 5 acres land from different farmers by executing different saledeeds properly and taken approval from local authority. . But Mr X mentioned all the sale deeds with Survey numbers in his sale deed including saledeed fall for his plot area. But he entered wrong area measurement for one of documents mentioned which is not fall on plot he purhased.
Now I am planning to buy plot from Mr.X. Does this sale deed need to rectified before purchasing?
Could you please advise with kind heart?

Rights of bonafide purchaser

B sold property to C. C sold it to D. A files a case on D stating that D encroached A's Property. The proof submitted by A is Pahani (land revenue record copy before 1992). During X examination he stated that B got degree for the property (A and B are brothers , propert was acquired by their father) , he did not explain how got from the degree of his brother, lawyers have not probed further once he stated te above fact. Now after 5 years , when we thought it came to an end. A's lawyer issued notices to B & C.
Land was in te name of B in records when he sold it.
B - 1992 onwards was in the possession
C 1995-2003
D 2003- onwards.,
Whaether it is correct for A to now give notice to B & C , having not mentioned about them so long and based his case entirely on encroachment of land by D.
What is the position of D likely. does it anyway depend on proceedings against B & C.

When we can't file insolvency petition?

My friend opened hotel booking business. At present he has taken approximately 45 lacs from diffrent customers for hotel booking purpose. He is saying because of miscalculation we booked hotels room in less prices. He paid more amount to hotel manager. He was continuously trying to satisfy client because it was his mistake. But at last he suffered big loss. Now in his company account only Rs.500 balance. His office and home both are on rent. So he wants file insolvency petition. He has given few of customers post dated cheque. So can he file insolvency petition. No any FIR or case filed by any customer. but now they are telling him that they will file FIR or case under 138 N. I. Act. Please help me.

7th pay arrears receipt after study leave period

Hi sir, This is sambath working as lab technologist in Jipmer (autonomous under CGHS). I had availed study leave after completing 6 years of service, for the period of twenty four months between july 2015 and may 2017. I joined my duty on 22 may, 2017, before the leave expires well in advance, after successfully completing my course in the due time. I was paid (basic, HRA and DA) salary during my study leave. As you know 7th central pay commission was revised on 1st Jan 2016. I din get my increment salary for whole 2016 but the same had been revised retrospectively from the date I joined. Similarly now the admin deny me the 7th cpc arrears for the period Jan 2016 to April 2017. It seems I only get the revised pay from the date I joined without any arrears. Why won't I be eligible for the Ministry pay revision during the study period when the study leave was actually sanctioned by the CGHS?? Also I would like to know if I can avail one more year study leave since I had signed 5 years of bond to serve the Institute after the leave.?? If yes whats the next earliest time I can apply?
