My friend is leasing his commercial space in Kolkata for 15 years for Rs. 2,50,000 per month for the first 3 years, and thereafter with 15% increase in rent every 3 years. What will be the stamp duty and registration charges payable please?

Hi, 20 years back I purchased land(general) granted from Karnataka government . Now can I sale the land to others?
I had booked a flat in Feb 2018 in ATS Allure Project Yamuna expressway with cost of flat 3272623 the payment plan was broken into two parts of 50%, first installment had to be paid in few months and second Installment has to be paid on time of possession. The Possession date mentioned in BBA is 31st March 2019. The builder delayed the possession by 4 years and I got possession in June 2023. At time of Possession I was charged 50% of the remaining amount time of possession.
1. Builder was asked to pay Farmer compensation in 2014 which builder did not pay and charged me amount of 132000 at time of possession. 80% of This amount was delay penalty and Interest which builder did not pay to authority
2. Builder charged 12% GST whereas at time of possession GST was 5%
3. Builder did not pay delay penalty which according to me was 6.5 Lakhs, Instead tricked me to take open parking in leu of delay penalty. Open parking was part of common area for which I have already paid.
4. Initially Builder asked for 1 Lakh Club Membership + 18% GST. When People didn't pay Builder Asked for 2 Lakh Club Membership + 18% GST. Now the builder is asking for 3 Lakh + 18% GST for club membership. In BBA It's clearly mentioned that Clubhouse is part of common facilities and will be delivered by the builder. There is no mention of membership charge of anything. There is mention of monthly usage charges for club.
5. Builder has included area of the clubhouse in common area and still taking separate maintenance fees for club.
6. Builder is charging Common Area maintenance charges whereas many of the facilities are not built.
What are the legal options ?

Hello,
I purchased a flat on July 2016 from Mrs. R on loan . Mrs. R purchased the flat from promoter on Dec 2011.
After 6 months of purchase we got a letter from bank showing that the property was sold to someone else before Mrs . R. And that person hasn't paid a single Installment since then. we visited the bank with our documents and we found that the details bank is showing doesn't match with us.
Our flat is 870sq on 3rd floor . The defaulted loan details shows flat as 1100sq on 3rd floor. We never got such letters afterwards. In between we did mutation and all other details in our name.
But after almost 6 years recently couple of days back A different bank visited us and said that this property is under their mortgage . We checked with our loan provider immediately and they confirmed that the property is under our name n loan is registered with the my loan provider and the same details is showing in CERSAI. Now my question is can the defaulters bank do anything in this regard ? because their details of property don't match with ours. And if their allegations are true then why my bank provided loan. Also what should I do in this case. This happened to 3 other families in my flat. Kindly provide any information / solution.

The 10 feet space behind the shop belongs to the builder and there is a recedency, so the shop owner can put a window there.
A who is a NRI wants to gift a flat to sibling B. A cannot come to India so A wants to appoint a friend X in India via POA with only presentation rights. The gift deed will be signed by A and X will present the gift deed to the Registrar Office for registration.
Queries
1) Will the Registrar allow the registration of such gift deed?
2) Any specific clauses that should be included in the POA?
3) Any specific clauses that should be included in the Gift Deed?
4) Any other important advice in this regards.

How to apply and get the partition deed? Is it necessary ato approach a lawyer for the same? What is the money required to get it? How long it will take?

Hi, Panchayat approved road is ending near to my agricultural land, now the land gifted person is telling this road is not for you and only for plot users. Is it possible? One more thing they telling that i am going to revoke this gifted land (some of the portion at end of the road) to stop me to access the road. also they are trying to convert this portion from road to other panchayat utilities or building temple.
My question is shall i have rights to use this road. Pls clarify.

My father left behind the property intstate on 08.02.1985 which is in my sole occupation and am living here since 1954. My mother demised on 03.06.2000 without any will. TILL 2004 my one elder brother (82) and my sisters (74) and 66 did not come forth to claim their share. However with the sudden shoot up of prices they started demanding their share in May 2012 onwards in wring. Now will the limit of 12 years as per Limitation Act 1963 apply In this case for demanding share or to go in for formal litigation? Please guide. Thanks.D
Tenant didn't pay bill, meter disconnected
Tenants didn't pay electricity bill and meter got disconnected. They paid again but meter not connected properly so no bills. Complained to electricity board but they are saying no issues. If the tenant leaves will i be charged?
