Original notarized relinquishment deed lost

I lost notarized Relinquishment deed dated sept 1998
I got color xerox copy, (which I was having ) attested with notarial stamps etc, by same notary, 5-6 days back,who had signed original Relinquishment deed in September 98
Will this attested Relinquishment deed work as original?

Release deed

Dear Sir
The father passed away without any will and he has two flats.

Kids want to release their rights on both the properties in favour of their mother so do they need to make two release deeds or is one Release Deed enough for both the flats in Maharashtra. Will Registrar accept one Release deed for both the properties for registration.

Please guide.

Maharashtra stamp duty amnesty scheme

I have notarized relinquishment deed dtd sep 1997
Maharashtra govt has initiated Amnesty scheme for documents registered for less stamp duty or unregistered from 1980 to 2000 can avail this scheme
My relinquishment deed will be regularised after paying stamp duty as per valuation, physical presence of all parties who have signed on Relinquishment deed, not necessary, only stamp duty is to be paid
Should I avail this scheme?

Rent hikes

hii
i am a tenant of a shop and the landlord is a corporation belonging to jk govt. They are increasing the rent by 10 percent every year unilaterally and adding it to the basic rent. we have refused to accept this. please let me know the cap laid down by the supreme court of india regarding hike in rent ..THANKS

Notarised poa

Hi Experts. can you provide your advice on below

Father's property was sold by Daughter in 1995, Without the knowledge of Father & sale deed was executed by daughter via Notarized Power of attorney
( POA was fake does not have witness, seal notary does not hav register number of advocate, Signature of notary advocate is fake).
After 20 year again i.e 2015 Father again gifted the property to Daughter and Daughter again gifted the property to her daughter again,

Note - Person who had sale deed from daughter did not pay tax or transferred khata till 2020, will this sale deed executed via notarized POA valid in 1995.

Now whether Sale deed sustains or gift deed !!

Bayana is going to expire.

Posting on behalf.

Bayana was written on stamp paper of Rs. 500.00 in Punjabi language for a piece of land worth 1 CR, for example. At the time of Bayana, seller has received earnest money of Rs. 15 lacs only and second party took the possession of the land as seller was not good in Punjabi language. The validity of Bayana was set for 12 months. 

2 days before expiry date, purchaser requested to extend this Bayana for additional 6 months which was agreed on the same stamp duty paper by just hand written with pen a line that this Bayana would be extended to another 6 months.

But now only 28 days left with validity of this Bayana, seller has not received any more payment nor have any clue if second party is interested to make balance payment as they are saying that by default any Bayana is always valid for 3 years by law.

Question: What is legal rights of seller in this case? Can he file a court case for cancelation of Bayana by forfeiting his earnest money on the ground of not able to make 100% balance payment on or expiry of Bayana? How possession can be taken back as property is locked by second party in the means of possession.

Is building 20 rooms in residential area commerical?

I have a property in Karnataka in which I am planning to build 20 rooms which I am planning to give to students on per person rent basis or per room rent basis. The property is in the residential area. I don't provide any other services like meal or anything. They just get to stay there. Will this be treated as commercial building?
