10 years old flat with a khatta and no oc

Wanted to buy a flat in Bangalorewhich was constructed 10 years back, they have an A Khatta and been paying taxes, but they don't have an occupancy certificate. Is it advisable to buy without OC?

Redevelopment encroachment issue

Our building is a 40 years old in Mumbai suburbs, on the ground floor we have a restaurant since last 15 years. They have encroached the open area (~900 sq Ft) of the building and enclosed it as part of their restaurant. Now we are planning to go in for redevelopment but the restaurant owner is claiming the open area also to be considered as his carpet area and get the benefits of redevelopment. His contentions for this are he claims
1. 15 years back he says he had given some money to the society for this area, society does not have any records of this transaction.
2. He is paying maintenance to the society for the whole area
3. He is paying property tax to BMC for the whole area
There is no papers backing that the open area was bought by him, his registration papers also mention only the part that was sold to him not the open area.
Our contention is that
1. Even if he had paid the money to the society, it was just to keep the members from complaining to police/bmc as earlier it was a ladies bar.
2. Society cannot sell off open area to anyone as it is open to sky
3. Paying maintenance or property tax does not mean that he owns the area
4. He had given an undertaking earlier to society that he was using the open area and would not claim it in future

Now he has created a divide between members of the society to get his area, as our building is very old nearing 40years we need to go in for redevelopment. There are couple of members who are with him say that we the members pitch in from our share of area and give it to him and get the redevelopment done, which another set of members don't agree.
What could be a good approach here, should we go in for legal options here? Incase we go in for legal options how much time would it take for the case?

Maintenance not paid by land owner of the building

Our building is in Thane. It is a 12 years old legal property with CC And OC received. However, one of our tenant was the land owner of that building where the building stands and he had some dispute with the builder on payment terms at the time of development because of which he is not paying maintenance since last 12 years. We have register the society and all the tenants are paying maintenance. However this land owner has 4 to 5 flats in the building because of which it is affecting our recovery of regular maintenance. How can we approach legally with immediate resolution to recover the maintenance from this owner. We will be applying for conveyance deed in few months to avoid future inconveniences due to natural calamities.

My grandma's property of house and land was done dhana settlement to my uncle. Who was living in US. He was US citizen. Now my grandma was not well. He was not helping financial. My grandma was having 2 son and 2 daughters. Can other 3 kids claim for my grandma property. How to move legal. Kindly suggest what to do

I want to sale my plot which i bought and registered in name of my wife. But she expired recently. Now i want to sale the plot. So what is the process for that. Should i need to transfer in my name first and then able to sold. Do i need to re-register to my name . What is the whole process.

What is the meaning of that .

I need my gold back from my in-laws

I got married in 2017 n it's an arrange d marriage. My mother in law creates issues on pitty things n blames for everything that she does. Just to become good in d eyes of my father in law n my husband she tries to prove me wrong for everything. I used to ignore wat ever she used to say for the sake of my husband but even he never used to support me despite knowing that truth. Ever since I gave birth to my son in 2019, the issues have become worse. They started demanding gold from my parents n wen we refused to give dey had abused us. My mother in law influences my husband a lott. He is so deeply influenced by her that he has started treating me like an enemy bcz I refused his parents demands. My father in law even drinks n abused me many times, my husband says that being a female I hv to listen to all this but I should not say even a word wen his parents abuse us. I don't think this is right,no one has any right to abuse anyone. One day he fought wid me like an enemy n I cud clearly see hatred in his behaviour. He along with his parents tried to hurt me physically n that day I felt that they hv crossed all their limits. My husband always blames me for explaining my part n supports completely his parents faults. This gives them more strength to torture me. Hence, dat day I called up on 100 n took their help to come out of d house bcz I was almost house arrested in d name of lockdown. My father in law very arrogantly said that I shud not step out of d house...I must remain at home n face their torture. Bt I somehow managed to leave d house along wid my 10 months old son but I have kept all my gold at my in-laws house only. I'm worried if dey vl say that I took my gold while leaving bt I didn't take anything wid me. How do I get my gold back if they try to tell lie n trap me? Please suggest

Registration of property as per the will of the deceased

The property owner has written a Will bequeathing to her brother after her death. Her husband agreed even before their marriage that the property she was going to build with her own money (as she was working in Railways after her father's death), will belong to her family. i.e her siblings and their children. Now after her demise, while application was submitted with her Notarized Will to the Tahsildar's office, her husband registered the property in his name! Now how to deal with this to get it registered as per her Will?
