Selling of fathers property

I have a flat purchased by my father as he is expired the property has been transferred by our society as my father have made the will under my name and nomination have also been registered under my name in society.. My query is whether i can sell the property without the consent of my sister?

Regarding a farm land bought in a court auction

Dear experts,

My friend bought a farm land in a court auction(court case was filed by someone who is owed money by the farm land owner).
And he can not pay the full amount, so he requested us to invest.

I would like to invest in the land, but I have below queries.
1. Can I get it registered directly in my name from the court(though my friend paid the deposit in his name?) if yes, what is the process?
2. Do we need to get signatures from the farm land owner in the registration process or court will sign on behalf of farm land owner?
3. Court will measure the farm land and handover it to me?
4. Can you please tell me any important things I need to follow/consider in order to complete the process smoothly.

Conditional gift deed

whether the gift deed shall be valid executed by mother in favour of his Son which such condition that, the Son shall be exclusive owner of the gifted property only when mother or donor expired.

Sub registry of partioned land

I have a land which is divided between three brothers with a single registry of whole land in favour of three. The land is mutated in three parts in 1996 under nagar nigam and each one gets its own property tax and water tax bill.

Can i get my part of land registered in my name as it is mutated in nagar nigam only? If yes than what is the procedure.

Secondly my brother is claiming my part as his own and claiming that the mutation done is wrong? Can he claim my land?

The land should be divided equaly but there is small difference about 50 sq ft.

Original land documents not available

Sir, I am from Andhra Pradesh. Can I sell my land with certified copies obtained online (My original documents were not available with me). I also have my name registed in Mee Bhumi (I have e pass book in my name)

Simhachalam temple land issues

Sir, My aunt purchased a land in Simhachalam in 1998. (Simhachalam lands were later claimed to be illegal occupation by Simhachalam Temple. As a result, Court has put stay on all the transactions occurring in this area. Till now, no solution is provided by AP Government or AP High court.) In the meantime, my aunt now aged 90, wants to dispose off the property by selling it or by providing GPA to me. Please advise

Society name plate

I am married from past 6years. My husband has purchased a flat under my name, however my aadhar card has my maiden name on it, due to which my name in the property docs is my maiden name. My maiden name has my father's name as middle name in it. Now I want my married name to be displayed on the name plate. I have requested the society committee to change the name plate with my married name an also I have submitted my marriage certificate. Kindly advise if it is possible.

Property sold by legal heirs

I am buying a property from the legal heirs (Wife, Son, Daughter) as the property owner deceased.
As per the family member certificate issued by MRO, Government of Andhra Pradesh the family members deceased person mentioned were (Wife, Son, Daughter). Can you please help in know below queries

1. Are they authorised to sell the property
2. I have one, how can I make sure whether deceased person doesn't have 2nd wife or children with them.

Capital tax

Hi,


I registered my new under construction property on 2nd March 2021. I am yet to sell my existing property.

Basically I have 2 queries

1) What date is considered for exemption of capital gain tax? Registration date or date when I will get possession?

2) Once i sell my old property , lets say within one year of new property purchase, Do i need to immediately transfer money to builder or i can invest it somewhere as I have taken builder subvention scheme where 75% amount is to be paid on possession.

Rights of first wife and her children on land sold by muslim

I purchased an agricultural land from a Hindu (Mr.X) who had bought it from a Muslim man. It was an ancestral property of the Muslim man. The Muslim man's wife (2nd wife) and her son had provided their consent in the sale agreement when it was sold Mr.X. Now, when I have bought the same land from Mr.X, few folks have approached saying the Muslim man had 2 wives, and his 1st wife and her children had not consented for the sale, and hence they have rights over this land. I want to know their legal standing on this and my rights?
