Some of our lands are been wrongly concidered as karat or gomala land, and we have not received any compensation for the land, we being zamindars of the lands ,is their any possibility that the lands would be regranted. and please do let me know as per the land reforms act, How much land can a person own and if any compensation would be granted by the govt, that would be as per the present value of the lands?

Dear All,
Can some one throw some light on PG Accommodation and PG Business? I'm basically looking for following clarifications:
1. Whether income from PG is taxable as Income from House Property?
2. Whether Service Tax can be charged from the Guests staying there?
3. Can Rent Agreements be made making the Lessee as Paying Guest and the term as "unless terminated by either party" and register the Agreement?
4. Any minimal charges of Rent applicable to collect from PGs? OR Rent Control Act of that region and circle be applicable for this kind of stay and business?
5. Can Rules followed by Hostel can be followed by PG Owners also?
6. In case of dispute, which law and Court shall be applicable?

I have been staying from last 55 years with my maternal uncle on whose name he is getting Rent Receipt from Landlord. He does not have any children. Now he is 83 years old & wants to transfer the rent receipt on my name. I am not his son but has been staying with him as good as adopted (without changing my own name). Will landlord will take objection for this mutual transfer or he may charge the transfer charges & how much it should be.
Please answer as early as possible, since the meeting is going to take place within 3 days time - Ranjan

Is there any Format to give the possession of the Flat to the Flat Purchaser at his request, though the Flat is complete but the Completion Certificate from the Corporation is not obtained yet. But the Flat Purchaser is in dire need of the Flat.

Dear sir ,
I stay in mumbai in pagadi system bldg from 1977 on rent .Land owner has 4 son and 1 son was nt interested in property and taken his part long before. after death of three brother , son of three brother sold property to builder in 2006 and after that 1 son who has taken his part long berfore filed a case for right in property . As an tenent we paid rent to landlord and after 2006 we are paying rent to builder . we has recd letter from landlord son stateing we have sold property to builder and futher all rent he will be collected . we have paid rent all by cheque and from april 2010 he is nt collected rent and called him several time and gone to his office to meet him but he is nt ready to meet and talk on any problem or recive rent . Sir kindly let me know what should i do ? will any problem can create to me due to there internal fight as an tenant in pagadi ? what right i have ?
If building goes for redevelopment what right i should i get (area + corpus fund + rent etc) .
Kindly guide me and clear all douts .

A transfers property for life to B and then to B's FIRST CHILD when he attains the age of 18 yrs absolutely . b is living on the date of transfer but has NO child.. what would be the validity of such transfer made to B's son in light of rule against perpetuity ??
will it be different has the B's son been born by the time when transfer was made?

the inam if of type: Mafi Inam
he got the final patta from the sangareddy SRO under the Section 10 of the A.P(Telangana Area) abolition of inams act 1954.
can i buy this property.
Please Advise on this.

a mere contract for sale of immovable property does not create any interest in immovable property. why?
2) why rule against perpetuity is not applied against lease?
3)rule against perpetuity doesnot apply to a charge or exercise of equity of redemption by mortgagor but in absence of a charge payment of income to a payee from generation to generation is void as offending this bill.?
4)an appeal dismissed with costs, what does it mean?

I had purchased flat for residential purpose in Sep 2008 against loan from Kotak bank. The sellers bank had transferred the original documents to Kotak Bank with Share Certificate.
Now I found that the share certificates are not been transferred in my name.
I am giving request to society to transfer the same in my name now.
Can I sell my flat once I get share certificates transferred in my name?

Registartion of Lease Agreement
Hi All,
I have made a registered agreement with my tanent on monthly rent Rs.20,000 p/m. This agreement is going to terminate by 1.11.2012.
I have taken advance from my tanent of Rs 200,000 as a caution deposit. This is made on seperate agreement but not registered.
Will it give any problem for me ?
