Sale of property given on rent

Dear Sirs,

I am the owner of a property and the property is given on rent.

The tenants are there since quite long.Though there was a registered lease deed earlier subsequently the Terms are extended with enhanced rents and mutual understanding and unregistered document.There are absolutely no disputes with the tenant.

Now The question is:

Can I lookout for a Buyer for the said property (as I want to sell the same) without any prior intimation to the tenant?

(The buyer will be aware of the fact that the property is on rent-as we lookout for only local buyers).

OR

should I give a registered notice of my intended sale to the tenant with Notice period? Or Should I simply Inform him in person?

Property Transaction Help

Hi,

I have a query which I will be very much obliged if answered by experts on this site like many other questions have been. I am a broker and in the middle of an outright transaction.

The house is owned by father and daughter in their names in no specific ratio. They want the buyer to pay the full and final consideration of 42 lacs to just the fathers hdfc bank account.

From the buyers point of view is this OK to do? Will it cause any future claim problems from daughter side? Any problem related IT?

How to prevent tenant being made third party in civil injuction suit

My wife in civil injunction suit filed by her in Agra has asked for stay on sale of flat and that she should not be forced to vacate that flat. I am sole owner of this flat which is currently rented and occupied by tenant. Wife’s lawyer has made false claim that wife is currently staying in this flat, rent agreement between me and tenant is false and tenant should be made third party in case. I am worried that tenant to avoid legal problem instead of becoming third party might vacate flat. Kindly advice what argument I should put in court to avoid order of making “tenant as third party in this case�? Also inform that how frequently in such cases court actually forces tenant to become third party?

Purchase of property which was earlier gon through AGPA

i want to buy a property in hyderabad. In this regard, I mate a property owner and I asked him to give registration documents of property. Then he gave me copy of his registered Sale deed. While going through the sales deed, i found out that the person who is selling me the property has purchased it from the person registered under Agreement of sale cum GPA. The sale deed also contains a line that the vendor further declares that the principal of the GPA is alive and the GPA is still in force and not cancelled either fully or partly as on the date of this instrument.
I am requesting you to please guide me.
Wether current seller can sale this property?
Wether his title is clear?
If not then what should i do
Should I get the loan for this property?
I will wait for reply, please.

Court fee payable on eviction suit in andhra pradesh state

The land lord is going to sue the tenant for eviction of rented premises as he committed default in payment of six months rent i.e; 1.5 lakhs. The rent for one year is Rs.3 lakhs. whether the court fee should be paid on one year rent alone or additional court fee on arrears of rent too? and about mesne profits(future rent) please clarify....

arbitration

In arbitration if respondent party will not able to pay the fees to the tribunal & U/s 38 tribunal ask to claimant party to bear the fees of both the party & claimant is confirmed to pay the same in this situation will respondent party have right to put their claims and other rights in front of tribunal and if tribunal does not allowed them and insists to pay the fees in this situation what to do.three is any provision in law.please advice. Vecant land tax

sir ,
i own small house in nearly 300 sq yards in guntur ap. the property was acuired by our grandfather nearly 60 years back. the property is inherited to me through regesterd will. there are two small portions of tailed house in the land. we have been paying electrical bill,municipal tax, drainage tax,and
water tax for past 40 years. now the municipal revenue dept started demanding vecant land tax on balance portion of the house site. ie nearly 200 sqyards left over arround the house. we are staying in the house. pl advice. bhaskar rao

Transfer of joint undivided property by majority share holder except 1 out of 43 numbers.

There r 43 legal heirs of an undivided hindu property in west bengal with different % of undivided shares.Only one member staying abroad having 05.55% share in that undivided joint property is not ready to sell/co-operate.

Can 42 members sell their 94.45% share of d property(through POA)basis of majority to a willing buyer?

If d buyer buy from them(42) & get possession of that property,then what will b d effect/defect?

Mainly what LEGAL trouble/obligation may b faced by d purchaser?Can unwilling member do INJUNCTION even after purchase for his right/title?Plz guide as per Law.Thnx.

How to get back Security Deposit in PG

Hi.. In emergency case I have to leave my paying guest on urgent basis. But now owner is denying to refund my security deposit and asking for one month's notice. As I have to leave urgently I cannot give one month's notice and also we haven't made any agreement between us. So now I want my deposit back please guide how can I get it back

Rent agreement

I want to know that, if I am a owner of an firm and it is constructed at a land which is my brothers, and now if I want to take loan on the firm (not on land),could I needed an rent agreement,if yes then can I take a notarised agreement.?
