Need help for family property

Dear sir ,
Our family property contains a house & some land. After that our greatgrandfather took some loan on our property in our village. & this loan was paid by our grandfather also he had given in written that if our grandfather's brother give his part of the loan then only he will be reliable for acquiring the property in our village. My grandfather & his brother had a deal orally that our land & house will be of my grandfathers property & remaining property in the village nearby will be of his brother. Then our grandfather died in 1982. His brother sold his all the property & died in 1996. But due to failure to compliance of legal procedure his name was on property card & now his son is claiming his part in remaining property. He also registered his name forcefully on city survey. Now what we can do to stop this dividetion of property.

Can flat be got vacated under specific relief act

My flat in Gurgaon is on lease agreement for 11 month. Of course it is on stamp paper and duly notarised but not registered.
Can the flat be got vacated on lapse of lease period under specific relief act?

2. There is clause for automatic raise of lease rent to 30%higher value if not vacated on lapse of lease agreement. Can this also be enforced through specific relief act or specific performance act or is any other suit is required?
3. The rent value is out of rent control act limitation

Inam certificate karanataka

We have 5 acre of land in outskirts of Bangalore since 30 years.

We planned to sell the land and found a buyer, the buyer asked us for conversion of the land from agriculture to commercial.

The issue is that during conversion process the revenue department (revenue officer) has cleared 4 acre and for One acre there is no Inam certificate available in the record room and it has a different survey number and the possession of all the 5 acre is with us.

Now we have approached a number of advocates for the issue and solution, what has to be done for a INAM certificate which is not in the record room neither in our custody.

For this we have meet a lot of advocates but they all give different suggestions/Solutions and all are lengthy process.

Can any of you help me,advise me show me a way or guide me to a good competent advocate dealing on this subject matter for which I am willing to pay.

Kindly suggest a person from Bangalore city.

Your Urgent suggestion / advise will be highly appreciated.

Thanking you.

Pagri flat

Hi,
My father has a flat on pagri rent in Delhi. We live in this house and pay the rent.
The landlord expired and now there is a property dispute amongst his heirs. We now deposit the rent in the court.
My question is, if I buy a new house in my name and we all move in to that house while my father continue paying the rent for the flat on pagri,Can we continue to maintain possession of the flat?
Also, what would be the tenancy rights of my father's heirs?

Thanks in advance for your advice!

Making of will in respect of ancestral property

Sir,
My father inhereted about three acres of land from his father about 4 decades ago.

He has five daughters (including myself) and one son.(All are surviving).

Over a period of time, he sold many sites made out of the same land.

He gave in GIFT a site of 30' X 40' dimension to each of his daughters, including myself, and registered the same as GIFT DEED in individuals name.

Where as he gifted about 15 times of the said dimention to his son ( That is my brother ).

About one acre of land is transfered to my mother's name under GPA where in an Apartment is constructed and her share of six flats are in the name of my mother.

Now he is holding about ONE Acre, in various dimentions of sites, all in his name.

Now , when we 5 sisters are asking for equal share he says that HE IS GOING TO MAKE A WILL.

Sir, I want to know :
1)Whether the land transfered to my mother's name under GPA is legally valid ?

and

2) Whether my father can MAKE A WILL in favour of his five daughters and one son ?

Regards.
