who possess right to sign agreement on behalf of company

Can a pvt ltd firm sell property which is registered under its name through a different director than the one who acted as director at the time of buying??

By using above method can they sell only a single plot from the bunch of plots bought together?

If yes. What all documents needs to be in place to do so?

Apartment association law in tamil nadu

Dear Sirs,
I am Sugumar from Madurai, Tamil Nadu!
I have purchased a flat on 2011 in Meridian Corner Apartment, Vasuki Nagar I Street, Old Natham Road, Madurai 625 017.
The Builder was Profile Constructions, Madurai, one Mr. Ramkumar Constructed this Apartment and handed over it on 2008 onwards.
I rented out a flat on 2009, i insist to regularize various things in that apartment.
But Mr. Ramkumar holds entire things in his hand and he doent involved the development of the apartment.
Mr. Ramkumar from Profile construction purchased a flat in our apartment and holds major activities and legal things in his name.
He got signature in the association deed on 2012, but still we didnt know whether the deed has registered or not..
HE has collected Rs.15000/- from outside owner as CORPUS funds (not inside owners) and deposit the amount in the bank account as FD.
My Question:
How can i get the Association deed ( I Sent several reminders to him, he keeps silent)
2. Corpus funds - only for outside owners what is the use for that?
3. Still he is holding General Secretary position.. Is there any election for the position.
4. LIFT and all other assests are maintained by monthly maintenance from all inmates, is it correct?

Kindly clarify

With Regards

Sugumar

Registration validity

In 1990, a sale deed was submitted for registration to Sub-registrar office. Due to some reason, the registration was not complete, only part payment was done then. Following are the queries:
1) Can the registration be completed now and made valid by paying the stamp duty and fine?
2) If the documents are submitted for registration but is pending due to some reason, can Legal heirs of the Owner then sell the property to the other people?
3) If yes to 2, can it be challenged in Court?

Hope to receive clarifications.

Sale of late mother's agricultural land in maharashtra

My friend's mother passed away in March 2014. She owned a piece of agricultural land in rural Maharashtra which was subsequently transmitted to her 4 children. Three children reside in Mumbai and one in Rajasthan.

Since all the four children cannot go to the village to sell the land, they wish to execute a Power of Attorney in favour of my friend who will then go alone to the village and get the sale deed for the agricultural executed & registered at the sub-registrar's office.

My queries are:

1) Is agricultural land sale allowed in Maharashtra if my friend goes to enable the sale on the basis of a "Power of Attorney"?

2) Should this Power of Attorney be notarised or is it necessary that the POA should also be registered at the sub-registrar's office where the brothers/sisters reside?

3) Since 3 children reside in Mumbai and one child resides in Rajasthan, will two POA's have to be executed and registered - one in Mumbai and one in Rajasthan?

Thanks in advance.

Defamation against tenant

Dear sir,
We own a property which has been lent for lease for 2 years and now we are trying to dispose it off due to an emergency. But the tenant has spread a rumor that it is haunted and keeps telling to prospective buyers not to buy as it is a haunted house. as a result of which, we are unable to find any buyer.
The other tenants in the property do not experience any kind of fear and know quite well that she is doing it purposely so that it is not sold before her tenancy expires..
Having with us 2 or 3 or more legot witnesses, can we sue the tenant for defamation or claim damages?
