Hi Team,
I have a small vacant property with in the boundaries of Chennai. The vacant land has a 12X12 infrastructure (watchman shed). A family of 3children with wife and husband approached us to stay there for no rent and take care of gardening in the property. They are from a remote village who wants to give better education to their children and as part of giving back to society I agreed and let them stay there. I got an electric connection for them to stay comfortable and also to water the plants that they maintain. I agreed to share Rs. 300 to 500 for the consumption charges based on the climatic conditions to reduce their burden.
So far there is no issues. But I am going to be away from the country for some time and wanted to document the scenario. Moreover the occupant have daughters who have attained their puberty, I wanted to provide them more standard sanitation facilities with in the premises instead they using the public facility provided by corporation.
I need your support to prepare a right legal contract with them in order to avoid future complications if any raise because human behavior would change any day and my good intentions may lead me to complications.
So, Please advice if I have to make my contributions towards electricity bill as maintenance compensation and make the occupants as employee (Watchman).
Or should I have to collect a small formality rent and make them formal tenets.
Please advice to draft a contract note and what value of stamp paper is required to register the contract.

Respected Sir/ Madam,
I Registered a property about 9 years before in to my name. The agreement was made in my sister-in-law name (brother's wife) as I was out of town at the time of agreement, we were in good terms during that time. It was an unregistered agreement. Initial money (10% or so) was paid by my brother for agreement. I paid all money before & during the registration time, I have bank account proof for all my withdrawals. There was a difference between agreement value and Registered sale deed value.
Now my sister-in-law is claiming that, she has right over the property as the agreement was in her name.
Please note
1. Neither my sister-in-law nor my brother were witness to the sale deed.
2. I don't have even copy of agreement and original sale deed also is in my sister-in-law's possession.
Does my sister in law or my brother have any right over the property which was registered in my name?
Appreciate any help or any pointers in this regard.

Hi Sirs,
My father left registered will in my favour , I have ONE elder brother and two married sisters ( elder). my mother also passed away in 2011.
my query is
1. how to get property inheritance on my name? what is the process.
2. what will fees
3. brother and sisters presence or consent is required by Court? even,if will is registered?

I would like to know that as per current law in West Bengal, can flats be constructed for sell on a plot of land in a Housing Co-Operative Society, which is registered under the West Bengal Co-Operative Society Act 1940.

My grandfather (dadajee) wants to transfer his self acquire property to my name(grand son) wheater my grandfather"son or daughter can make any legal objection in future on that property???
If grandfather transfer his property to my name shall I have to pay any tax to govt???

Hi, I have a agriculture land with multiple 7/12 in Raigad, want to know if it can be amalgamated into One 7/12 and can be converted into N.A.. If yes then which type of N.A can be done.. Farmhouse Or residential?
Please help me with procedure of amalgamation..

I have a commercial property which has 8 small rooms. The sanctioned load is 3KW and MDI is 4KW.
Recently, my tenents have demanded to increase this electricity load therby to instal Air conditioners.
One of them also said that the landlord is liable to provide A.C as it is a basic necessity.
Is it so?
Please help.
