I just buy house in dombivali which is coming under collector lan...I don't know what is collector lan...what should I do now ?

My father had purchased 14 acre of agriculture land in govt auction (the land sold by govt was of people who migrated to pakistan) than few years later this land was sold but parallely a small piece of land was purchased (both lands are located in Dwarka district, Gujarat). Both the lands were purchased in my mother's name in 1977, we have all the relevant documents such as sale deed, fee receipts, purchase receipt. Now as my mother passed away in 2003 we initiated the process of transfering the land to my father but we found that since 1977 the revenue dept has not till date transferred it to my mother's name, neither 7/12, 8 forms are on my mothers name, still the name of the person who migrated to pakistan is shown as owner, there is no cancellation order of our sale deed also. Now the revenue dept is not giving any opinion about transferring the land to my father's name, we have been following up with revenue dept since 2.5 years. Pls guide

our society is going under redevelopment.
1) what are the current FSI norms.
2) is fungible FSI chargeable for the rehub portion.
3) what will be the 40% additional carpet area for 505 sq.ft area of a flat.
4) our total plot area is 785 sq.mtr.
5) howmuch TDR can be loaded by the builder.
6) can we demand open car parking area for existing 24 members of our society.
7) can we demand open car parking area on floor rise.
kindly comment upon this matter.

Meri Grandpa ek jamin karida tha kariban 40-50 sal pahle..uske bad us jamin me makan banaya..jamin mutation v hua..magar jamin jo log becha tha unlogo ne wo jamin me aane jane k lie koi alag rasta nehi dia..I mean ek common passage h sirf bataya hi gya tha..hum log itne baras se wo passage use v kar rahe the..Electrical Line v us raste se hi lia gya h..magar ab grandpa nehi rahe..aur avi front ka jo malik h wo bol raha h k tum logo ka aane jane ka jamin nehi h..1.5' ya 2' chor raha hu chalne k lie jana h to jao..warna wo v block kar dunga..aur ab wo log us raste ka esa hi hal banaya h k ab to aana jana v impossible ho chuka h..
aur jab iske wabajud me ne pucha meri grandpa se tab iske ware me bat q clearly nehi kia..to ahat hi bura tarike se mujhe insult kia..even mujhe pitne ka koshish v ki gya.....
now what can I do..please suggest me..

as per my father will property one share is in name of my elder brother minor son.
we are planning to sale the property
we are approaching the court to get the permission.
what are the necessary documents. required to file petition.
is it compulsory agreement of sale before filing pettion.
or we can file with out agreement. and providing affidavit to court sale proceeds will be deposited in the name of minor before court.
please clarify.

We are a muslim family of 5 sisters and 2 brothers. Our parents have passed away. Our father had a pagdi flat in mumbai. Our father demised in 2005 since then my my brothers continue to live there in the flat which is still on my father's name. One of the brother's deceased in 2012. His family continues to live there. We have a buyer for the flat but the deceased brother's family aren't willing to sell and give our share. The other brother living there is agreeing to sell.
Kindly advise.
